Scope includes converting the existing staircase area into the third bedroom, removing the den, keeping each plan at a **maximum of 2,700 sq. ft. heated area**, and including a **2-car garage**. The broader site concept should be developed in a **Boot Ranch / Texas Hill Country ranch compound style**, using detached or semi-detached building forms, separate garage/casita-style structures, limestone walls, breezeways, motor courts, and courtyard layouts to create a cohesive enclave feel across the site. **No pools.**
