Multifamily Designer for Concept Floor Plans, Elevations & Site Planning

We are seeking an experienced multifamily designer, architect, or building planner to develop concept-level site plans, floor plans, building elevations, and renderings for a proposed workforce housing development located at: Vacan parcel east of 27 Fox Street, Poughkeepsie, NY 12603 Please review the property and surrounding area using Google Maps, Google Earth, and other publicly available resources to understand the site, surrounding development, access points, topography, and potential views. Existing Site Plan We will provide an existing conceptual site plan that was originally designed for a commercial building. The intent is to retain the existing parking layout, drive aisles, circulation patterns, access locations, and overall site configuration to the greatest extent possible. The primary focus of this assignment is redesigning the building footprint and floor plans for multifamily use while maximizing the development potential of the site. Project Objectives We are seeking a practical, cost-conscious workforce housing concept that prioritizes: Maximum unit yield Efficient building design Attractive but economical architecture Long-term operational efficiency Constructability Minimal common areas Maximum rentable square footage This is not intended to be a luxury apartment development. Building Parameters The preferred concept should be based on: 4-over-1 construction Steel and/or concrete podium level Four wood-frame residential floors above Elevator-served building Two enclosed stair towers Maximum building footprint of approximately 7,200 SF per floor Surface parking utilizing the provided parking layout Efficient and repetitive structural grid The design should specifically minimize non-revenue-generating space on residential floors by reducing corridor lengths, oversized lobbies, and unnecessary common areas. Target Unit Mix The preferred unit mix is approximately: 60% One-Bedroom Units 40% Two-Bedroom Units The designer may recommend minor adjustments if they improve project efficiency, unit count, or economics. Unit layouts should include: Open kitchen/living areas In-unit laundry Efficient storage Stacked plumbing locations Cost-effective and repeatable layouts Required Deliverables Site Plan Include: Building footprint Parking layout integration Accessible parking Sidewalks and pedestrian circulation Dumpster enclosure Mail/package area Landscaping concept Exterior lighting concept Dog park / pet relief area Bicycle parking Building Floor Plans Include: Ground floor/podium level Typical residential floors Elevator location Two stair tower locations Mechanical/electrical rooms Trash collection area Preliminary gross and rentable area calculations Unit Plans Provide typical: One-bedroom units Two-bedroom units Exterior Design Package Provide: Front elevation Rear elevation Side elevations Material recommendations Building renderings Streetscape perspective from Fox Street Aerial massing perspective Desired Experience Please provide: Relevant multifamily project experience Examples of multifamily floor plans and elevations Experience with podium construction and wood-frame multifamily buildings Estimated schedule Fixed-fee proposal Software utilized (Revit, AutoCAD, SketchUp, etc.) Primary Design Goal The project's success depends on maximizing rentable square footage and overall unit yield within the existing parking layout and approximately 7,200 SF floor plate while maintaining a practical, financeable workforce housing product.
