Multifamily Market Analyst

We are looking for an experienced multifamily real estate market analyst to complete a rent and competitive market analysis for a multifamily property in Odessa, Texas. We specifically want someone with experience analyzing C-class multifamily properties and repositioning them toward B-class communities. You should understand how renovations, amenities, property condition, and tenant profile affect achievable rents. Scope of Work: Identify relevant multifamily rental comps in the Odessa market Present current asking rents by unit type and size Evaluate the rent premium achievable through a C-to-B repositioning Recommend market rent/pricing for each unit type at our property without improvements, and after improvements Identify which renovations and amenities appear to drive the greatest rent premiums in this market Deliverables: We want a concise Comp analysis plus a short written summary showing: Current market positioning Comparable properties and rents Recommended rent by unit type Expected rent premium following renovation/repositioning Key assumptions supporting your recommended pricing Any risks or limitations you see in achieving the proposed rents Ideal Candidate: Multifamily real estate market analysis experience Experience with C-class to B-class value-add/repositioning projects Strong understanding of rent comps and multifamily underwriting Ability to distinguish between true comparable properties and properties that aren't relevant Experience in Texas or similar secondary markets is a plus When applying, please include: A brief description of your multifamily experience Examples of similar rent/market analyses you've completed Any experience specifically involving C-to-B multifamily repositioning Your proposed turnaround time Your fixed-price bid for the project We are looking for actionable analysis that can be used to make renovation, positioning, and unit-pricing decisions, not a generic market report
