New Jersey CPA for Litigation Support

We are seeking an experienced New Jersey‑licensed CPA with litigation support, forensic accounting, and commercial real estate valuation expertise to prepare a damages analysis related to a failed $3,000,000 sale of a commercial property occupied by a national franchise coffee tenant. The buyer defaulted on the Purchase & Sale Agreement (PSA), and we require a CPA who can produce litigation‑ready financial analysis, damages calculations, and expert‑grade work product suitable for use in negotiations, mediation, or court filings. This engagement requires a CPA who understands real estate valuation, lost profits, contract damages, tenant‑driven valuation impacts, and New Jersey litigation standards. Scope of Work Review PSA, amendments, financials, rent roll, and tenant lease Analyze buyer default and financial impact on seller Calculate damages including: Loss of bargain / benefit of the bargain Diminution in value Carrying costs, taxes, insurance, and interest Lost opportunity costs Market‑supported valuation impacts Prepare a litigation‑grade damages report Provide supporting schedules, assumptions, and methodologies Consult with legal counsel as needed (Optional) Provide expert testimony or certification if required Required Qualifications Active New Jersey CPA license 5+ years experience in litigation support, forensic accounting, or damages analysis Experience with commercial real estate valuation, income‑producing properties, and tenant‑driven valuations Familiarity with PSA defaults, contract damages, and real estate financial modeling Ability to produce clear, defensible, litigation‑ready work product Strong analytical and written communication skills Preferred Experience Experience with franchise tenants or national retail tenants Experience supporting real estate attorneys in NJ litigation Prior expert witness or deposition experience (not required but preferred) Deliverables Damages calculation model (Excel or equivalent) Written damages report suitable for legal proceedings Supporting schedules, assumptions, and valuation methodology Consultation with counsel (as needed) Project Timeline Budget Please provide: Hourly rate and/or Fixed‑fee proposal for: Initial review Damages model Written report Expert testimony (if applicable)
