Photorealistic 3D Architectural Visualization From PDF Plans – Seven Similar Fourplexes I am looking for an experienced architectural visualization artist to create accurate 3D models, marketing-quality renderings, and a walkthrough for seven similar fourplex buildings. I will provide the complete architectural drawing sets in PDF format. I do not have DWG, CAD or BIM files, and no additional architectural drawings will be available. The selected artist must be comfortable building an accurate model from written dimensions contained in construction PDFs. The example drawing set contains about 14 sheets, including a plot plan, exterior elevations, foundation and framing plans, roof plan, building section, dimensioned floor plans, finish plans, electrical layouts and construction details. Project structure Each building contains four units. The floor plans and interiors are approximately 98% similar across the seven properties, so this is not a request to model 28 separate interiors. The model should be developed efficiently: - Create one accurate reusable fourplex base model; - Compare all seven PDF sets and identify any actual dimensional differences; - Create seven exterior-elevation versions using the common base geometry wherever appropriate; and - Fully model one representative two-story unit of approximately 1,372 square feet for the interior renderings and walkthrough. Do not assume that every drawing set is identical without reviewing it. Any differences in footprints, window placement, roof geometry, porches or other architectural elements must be identified before the base model is reused. Accuracy and assumptions The drawings state that they are not to be scaled. Build the model from the written dimensions, levels, roof pitches and other documented measurements. The PDF sheets may be used as visual underlays, but not as a substitute for the written dimensions. At the beginning of the project, provide: - A short list of missing, conflicting or unclear information; - Your proposed assumptions for details not specified in the drawings; and - Plan and elevation overlay images demonstrating that the model follows the written dimensions. If information is unavailable, propose a reasonable builder-grade visualization assumption for my approval. Do not silently invent architectural features or change the plans. This is an architectural visualization assignment, not architectural or engineering design. The objective is to produce a dimensionally consistent and visually accurate representation of the supplied documents. Exterior modeling Model the complete visible building envelope, including: - Overall footprint, levels and building height - Window and exterior-door sizes and locations - Primary and secondary roof forms, pitches and overhangs - Porches, stoops, steps, columns and railings - Fascia, soffits, frieze boards, corner trim and material transitions - Exterior siding and fiber-cement panel systems - Asphalt roofing and standing-seam porch roofing - Gutters, downspouts and other clearly visible exterior details - Utility and mechanical elements where they materially affect the rendered views Use the exterior products and colors identified in each drawing set unless I provide a replacement selection. Material textures must use realistic scale, proper UV mapping and physically based properties. Site modeling Position each building according to its corresponding plot or site plan, including the documented orientation, setbacks, driveway or alley access, sidewalks, parking and walkways. Each plan already shows four parking spaces at the rear along the alley. Model those spaces according to the supplied plan. If another property’s plan does not show parking clearly, prepare a proposed scaled layout for four rear parking spaces and obtain my approval before finalizing it. Include a practical walkway connecting the parking area to the building. Site treatment should remain simple and realistic: - Basic grass - Minimal shrubs - Concrete or paved parking and walkways - No elaborate landscaping, large trees, people or vehicles unless approved Where grading information is unavailable, use a simple site plane consistent with the visible plan and disclose that assumption. Representative interior Fully model one representative two-story unit selected after reviewing the drawings. The interior model must include: - Correct room dimensions and wall thicknesses - Doors, windows and stairs - Ceiling heights and visible soffits - Kitchen cabinets, island or peninsula, countertops and backsplash - Standard appliances shown in the plans - Bathroom vanities, tubs, plumbing fixtures and tile areas - Laundry equipment locations - Electric fireplace and built-in elements shown in the drawings - Interior doors, baseboards, casing, handrails and permanent light fixtures - Flooring and permanent finishes No furniture, artwork or decorative staging is required. I will provide the selected flooring and cabinet colors. Because the architectural set does not contain a complete interior finish or cabinet-shop-drawing package, prepare one simple material-and-assumption board before final rendering. Unspecified finishes should use clean, neutral, builder-grade selections approved by me. Use the kitchen arrangement shown in the architectural plans as the visualization basis. It does not need to function as a cabinet fabrication or shop drawing. Required still images For each of the seven properties, provide: - One front three-quarter ground-level view - One rear three-quarter ground-level view - Two elevated aerial views from opposing corners The two aerial views should collectively show the front, rear, both sides, parking configuration, walkways and the relationship of the building to the lot. For the representative interior, provide four marketing-quality views selected to show: - The kitchen and great room - The stair and circulation area - The primary bedroom or primary-bath area - One additional principal space selected during camera review Exterior cameras should generally use a corrected architectural perspective equivalent to approximately a 24–35 mm full-frame lens. Interior views may use a wider lens where necessary, but must not have unrealistic stretching or severe wide-angle distortion. Final stills must be: - At least 3840 × 2160 pixels - Suitable for digital and print marketing - Photorealistic, with realistic daylight and shadows - Properly exposed and color balanced - Free of distorted geometry, repeating low-resolution textures and excessive post-processing Walkthrough Provide one simple walkthrough of the representative unit: - Approximately 60–90 seconds - Minimum 1920 × 1080 resolution - 30 frames per second - Smooth, naturally paced camera movement - A continuous, logical route through both floors - No furniture or decorative staging The camera should begin at the entrance and show the principal first-floor spaces, staircase and important second-floor spaces. Provide a low-resolution walkthrough draft for approval before final rendering. Software and quality requirements Preferred workflows include: - 3ds Max with Corona or V-Ray - Blender with Cycles - Cinema 4D with Corona, V-Ray or Redshift - Revit or Archicad for modeling, followed by a professional rendering engine - Unreal Engine may be used for the walkthrough A basic SketchUp-only workflow, viewport screenshots or amateur SketchUp/Enscape output will not be accepted. If SketchUp is used as an intermediate modeling tool, the final work must still match the professional photorealistic quality shown in your portfolio. Generative AI images cannot be substituted for the required 3D model. AI must not alter the building geometry, materials, openings or site configuration. Review process Do not begin final rendering immediately. First submit: 1. Written assumptions and questions; 2. Clay-model views showing the base geometry; 3. Plan and elevation alignment or overlay images; 4. Preliminary parking and site placement; and 5. Proposed camera positions. After the geometry is approved, submit low-resolution material and lighting previews. Final high-resolution rendering should begin only after those previews are approved. The project includes one consolidated round of owner-requested changes at each milestone. Corrections necessary because the model does not follow the supplied plans are not considered owner-requested revisions. Source-file delivery At completion, provide: - All final JPG or PNG renderings - Final MP4 walkthrough - Native editable model files - An exported FBX or GLB model - All textures, HDRIs and linked assets - Saved cameras and lighting - Clearly named building versions, objects and materials The final source package must be organized, portable and open without missing textures or unavailable external links. Budget and schedule Fixed budget: $200 (do not request for more money) Target completion: Seven calendar days after all seven PDF sets and finish references are provided. Milestone 1 – $65 Review the drawing sets, document assumptions, create the reusable base fourplex, model the representative interior and complete the first exterior elevation and site model. Submit clay-model and alignment previews. Milestone 2 – $65 Complete the remaining six exterior versions and all seven site configurations, including parking and walkways. Submit low-resolution material previews, all proposed camera views and the draft walkthrough. Milestone 3 – $70 Complete and deliver all approved high-resolution exterior, aerial and interior renderings, the final walkthrough and the complete editable source-file package. When applying Please provide: 1. Examples of buildings accurately modeled from PDF construction drawings; 2. Photorealistic exterior, interior and aerial examples; 3. At least one walkthrough example; 4. The exact software and rendering engine you will use; 5. Confirmation that you can work from written PDF dimensions without DWG files; 6. Confirmation that native source files, FBX or GLB exports and textures are included; 7. Confirmation that you accept the $200 fixed budget and milestone structure; and 8.
