We are seeking a Pennsylvania-licensed Professional Engineer to prepare and assist with permitting for the replacement of approximately ten existing HVAC systems with ten new wall-mounted ductless mini-split heat-pump systems at an existing commercial/industrial property in Hilltown Township, Bucks County, Pennsylvania. Project Overview The proposed equipment is: * Ten Blueridge BXS1Z24SC0-24WM single-zone ductless mini-split systems * 24,000 BTU/2-ton capacity per system * Wall-mounted indoor air handlers * Exterior heat-pump condensers * R-32 refrigerant * 208/230V, single-phase power * 14A minimum circuit ampacity and 20A maximum overcurrent protection The existing HVAC equipment will be removed. We expect to reuse the existing electrical circuits where they satisfy the new equipment’s nameplate and applicable code requirements. New refrigerant lines, communication wiring, condensate drains, line-set coverings, wall penetrations, indoor heads, and outdoor condensers will be installed. There is no proposed change in the building’s use or occupancy. Scope of Work The selected professional will be expected to: 1. Review photographs, measurements, existing electrical information, available building drawings, equipment specifications, and our proposed equipment locations. 2. Determine the applicable Hilltown Township and Pennsylvania Uniform Construction Code requirements for the project. 3. Confirm whether the proposed equipment is properly sized for the areas served, including preparation of appropriate heating and cooling load calculations. 4. Prepare signed and sealed mechanical permit drawings for the ten systems, including: * Existing and proposed equipment locations * Areas served by each system * Equipment schedule * Heating and cooling capacities * Refrigerant type, charge, piping sizes, and approximate line lengths * Indoor wall-head locations * Outdoor condenser locations and mounting details * Condensate drain routing and discharge locations * Required wall penetrations and applicable firestopping details * Outside-air and ventilation-code analysis * Applicable R-32/A2L refrigerant safety requirements * Relevant installation notes and code references 5. Prepare or coordinate the necessary electrical information, including: * Existing and proposed circuits * Panel and circuit identification * Voltage and phase * Breaker sizes * Conductor sizes * Disconnect locations * MCA and MOCP information * Confirmation that the existing circuits can legally and safely be reused 6. Prepare the required site or plot plan showing the proposed outdoor condenser locations and distances from relevant buildings and property lines. 7. Prepare or assist with the following permit materials: * Hilltown Township Commercial Building Permit Application * Pennsylvania UCC-2 Plan Review Checklist * Hilltown Township nonresidential mechanical/HVAC checklist * Equipment specifications and AHRI documentation * Applicable COMcheck or other energy-code documentation * Any required zoning confirmation or application 8. Submit the permit package to Hilltown Township, or provide a submission-ready package and coordinate directly with Township staff. 9. Respond to reasonable plan-review comments and make revisions necessary to obtain permit approval. 10. Provide an inspection schedule or checklist identifying the required rough and final mechanical and electrical inspections. Required Qualifications * Active Pennsylvania Professional Engineer license * Mechanical engineering/HVAC design experience * Experience preparing commercial HVAC permit plans * Familiarity with the Pennsylvania Uniform Construction Code, 2021 International Mechanical Code, International Existing Building Code, and applicable energy code * Experience with ductless mini-split systems and R-32/A2L refrigerants * Ability to sign and seal plans for submission in Pennsylvania * Experience communicating with municipal building and zoning departments Strongly Preferred * Prior work in Bucks County or Hilltown Township * Experience with commercial or light-industrial buildings * Ability to address both mechanical and electrical permit requirements * Experience submitting COMcheck documentation * Ability to handle the permit submission and municipal comment process through approval Available Information We can provide: * Equipment submittal sheets and installation manuals * Photographs and measurements * Existing unit and electrical-panel information * Proposed indoor and outdoor equipment locations * Available building or site drawings * Access to the property for a site visit, if necessary Please Include in Your Proposal 1. Your proposed fixed fee, schedule, and number of included revision rounds. 7. Any information you would require from us before beginning. We prefer a fixed-price engagement divided into milestones: * Initial review and code/permit assessment * Draft permit drawings and calculations * Final signed and sealed permit package * Permit submission and response to Township comments * Final approved permit package
