Real Estate Ebook & Mini-Guide Designer — (Template-Based System, 15 Books + 11 Mini-Guides)

This is a continuation of an existing template-based editorial publishing system for a real estate ebook library. Two of the four core templates — Flagship and Short Guide — are already locked and finished. A third, the Standard Guide template, is currently being built and locked under an active milestone. This job covers the remaining books to be built from those templates once available, plus a set of new mini-guides, two short attorney-facing briefs, and two hub-page designs. This is reskin work, not template design, for every batch except where noted below. Your job is applying manuscript, accent color, cover treatment, and book-specific graphics to locked templates — not inventing new layout systems. Scope Batch 1 — Standard Guide reskins (8 books) Dependency: this batch cannot begin until the Standard Guide template is approved and locked under the current active milestone (Pink Family — Expired, Withdrawn, Canceled, FSBO). That template does not exist yet. Once locked, the following 8 books get reskinned from it: Downsizing, Fix2Sell, Cash Offer, Probate, Divorce, Investor Guide, Absentee Owner Guide, The Art of the Private Sale (Luxury Seller) Batch 2 — Flagship + Short Guide reskins (7 books, both templates already locked and finished) Flagship: Investor Class, Agent CLASS, Buyer, Smart Selling Options Short Guide: Open House Seller Guide, 10-Day Sale Framework, 10-Day Relaunch Guide Batch 3 — Mini-Guides (11 books, one already-locked 8-card template) Probate, Downsizing, Move Up Seller, Fix2Sell, Cash Offer, Smart Selling Options, Buyer, Absentee Owner, Divorce, Investor, Luxury Seller Batch 4 — New assets 2 Attorney Referral Briefs (Divorce, Probate) — static 4-page format, no QR code, single CTA eBook Hub page design Webinar Hub page design Process Covers are designed first, as their own pass, before any interior reskin work begins — front and back cover together in one PDF per book. Within Batch 1 and Batch 2, one book per template tier is designed first as final confirmation of the locked system, then the remaining books in that batch are reskinned from it. One consolidated revision round + one final correction round per batch. Reference materials — manuscripts, Designer Instructions, cover/photo assignments, and the Color System doc — are provided in the handoff folder and govern all design specifics not covered here. Deliverables Each book: print-ready PDF, digital/flipbook PDF, and editable source file. Revision vs. Correction Revision: a new request, changed preference, or a change to something already approved. Correction: required because an agreed written instruction was missed, misunderstood, implemented incorrectly, or the work contains a production error. Corrections do not count as new revision rounds. Budget $1,500 fixed price for the full scope above.
