Lead Generation & Commercial Real Estate Research Specialist – Fresno Counties We are looking for a detail-oriented Lead Generation / Commercial Real Estate Research Specialist to build a highly accurate, up-to-date spreadsheet of commercial properties suitable for an automotive mechanic/repair shop in Central California. This is a results-based research project, not simply a list-scraping assignment. We are willing to pay more per lead for records that include verified owner information, direct contact information, zoning/use information, current asking terms, and other details that help us actually contact the decision-maker and evaluate the property. Target Area Primary search area: * Fresno County, California * Fresno * Clovis * Madera * Kerman * Sanger * Other Fresno or communities with suitable commercial/industrial properties Properties We Are Looking For The primary objective is to identify commercial buildings that could potentially be used as a mechanic shop, automotive repair facility, service garage, automotive business, or similar use. Preferred property characteristics: * Approximately 2,000–8,000 square feet * Commercial, industrial, service-commercial, flex, warehouse, automotive, or similar property * Suitable for automotive repair/mechanic operations * Roll-up doors or vehicle-accessible bays preferred * Parking and/or yard space preferred * Good vehicle access * Existing auto-related use is especially desirable * Buildings previously used as mechanic shops, tire shops, body shops, transmission shops, dealerships, service centers, fleet facilities, warehouses, or similar operations should be prioritized * For lease, lease-to-own, owner financing, or purchase opportunities may all be included * Vacant buildings and potentially available off-market properties are welcome IMPORTANT: Listings Must Be Current We do not want outdated commercial real estate listings. Each lead should be researched and verified as recently as possible. Priority should be given to: 1. Active listings 2. Recently listed properties 3. Recently verified available properties 4. Owner-direct opportunities 5. Off-market properties where the owner can be identified and there is a reasonable possibility the property could be leased or sold Please identify the date the property was last verified. Listings that have already been leased, sold, withdrawn, or have not been updated for a long period should not be submitted unless specifically marked as an off-market owner prospect. Spreadsheet Information Required Each property should preferably include the following columns: PROPERTY INFORMATION * Lead ID * Property name, if applicable * Street address * City * County * ZIP code * APN/parcel number, if available * Property type * Current use * Previous use, if known * Building square footage * Lot square footage/acres * Number of buildings * Number of automotive/service bays, if applicable * Number of roll-up doors * Ceiling height, if available * Parking information * Fenced yard information * Street frontage * Major cross streets * Freeway/highway proximity * Year built, if available LISTING INFORMATION * For Lease / For Sale / Lease-to-Own / Off-Market * Asking rent * Rent per square foot * NNN/CAM charges, if applicable * Estimated monthly rent * Asking sale price * Price per square foot * Deposit information * Lease term * Available date * Listing date * Days on market, if available * Listing status * Date availability was last verified * Listing URL/source AUTOMOTIVE / ZONING INFORMATION One of the most valuable parts of this assignment is determining whether the property could realistically support an automotive repair operation. Include whenever reasonably available: * Current zoning * Zoning designation * General plan designation, if relevant * Automotive repair permitted? * Automotive repair permitted by right? * Conditional Use Permit potentially required? * Existing automotive use? * Previous automotive use? * Possible grandfathered/nonconforming automotive use? * Outdoor vehicle storage permitted? * Tow/storage yard potential? * Auto body/paint use permitted? * Notes regarding city/county zoning requirements * Planning department/source used to verify information If zoning cannot be confirmed, clearly write "Needs Verification." Do not guess. OWNER INFORMATION – HIGH PRIORITY We strongly prefer owner-direct leads whenever possible. Comparable Properties / Market Information For stronger leads, additional research may include: * Comparable nearby lease listings * Comparable sales * Typical price per square foot * Typical lease rate per square foot * Nearby automotive businesses * Vacancy in the immediate area * Recent commercial sales nearby * Estimated market rent * Whether asking rent appears below, at, or above market This additional research will qualify the lead for the higher payment tier. Lead Sources Researchers may use legitimate public and commercial sources such as: * Commercial real estate listing websites * Brokerage websites * County assessor/property records * City and county GIS/property databases * Secretary of State/business records * Planning/zoning maps * Commercial property management websites * Google Maps * Business directories * Publicly available property ownership records * Commercial real estate broker websites * Public business contact information * Direct verification with brokers/property managers when appropriate All owner/contact research must come from lawful and publicly available sources. Payment This project is paid per qualified lead. Payment range: $0.10–$0.25 per accepted property lead, depending on completeness and quality. Examples: $0.10 Basic Lead Current property listing with: * Address * City/ZIP * County * Square footage * Asking price/rent * Listing URL * Broker contact $0.15 Enhanced Lead Everything above plus: * Zoning * Automotive-use information * APN * Property details * Agent phone/email * Recent verification $0.20 High-Quality Lead Everything above plus: * Verified ownership entity * Owner name * Owner mailing/business contact information * Broker vs. owner clearly identified * Zoning/use research * Strong property details $0.25 Premium & Foreclosure Lead Highly researched lead containing most available information, including: * Current/verified availability * Property details * Complete listing information * Owner/entity research * Direct owner contact when publicly available * Broker/property manager contact * Zoning and automotive-use research * APN * Comparable property/market information * Clear notes explaining why the property may work for a mechanic shop What Will NOT Be Paid For We will reject: * Duplicate properties * Clearly expired listings * Properties already sold or leased without being labeled as off-market prospects * Residential properties * Properties under 2,000 square feet unless exceptionally relevant * Properties over 8,000 square feet unless exceptionally relevant * Properties clearly unsuitable for automotive use * Missing addresses * Fake/generated contact information * Unverified information presented as fact * Duplicate listings from multiple websites presented as separate leads * Properties outside Fresno or Madera County unless requested * Lists copied directly from a single website without additional research Quality Over Quantity We would rather receive 100 thoroughly researched, actionable leads than 1,000 low-quality listings. The purpose of this project is to allow us to immediately contact: 1. Property owners 2. Property managers 3. Commercial real estate brokers and begin negotiating for a mechanic shop location. Spreadsheet Organization The successful candidate must provide the project in Google Sheets, Excel, or CSV format. The spreadsheet should be sortable/filterable by: * County * City * ZIP * Square footage * Lease vs. sale * Monthly rent * Sale price * Zoning * Automotive use * Owner direct * Broker represented * Contact available * Listing status * Verification date * Lead quality level Please include a separate Notes column for important findings. Ideal Candidate We are especially interested in candidates with experience in: * Lead generation * Skip tracing for legitimate business/property research * Commercial real estate research * Property ownership research * Real estate prospecting * County assessor research * GIS/property databases * Commercial leasing * Zoning research * Data mining * Spreadsheet/data entry * Commercial property management * Real estate virtual assistant work Knowledge of Fresno County, Madera County, Central California commercial real estate, or automotive property requirements is a major plus. The sample will be used primarily to evaluate your research method and spreadsheet organization. Do not submit hundreds of leads before being selected. This may become an ongoing lead-generation position for a researcher who consistently provides accurate, current, actionable commercial real estate leads. ADD TO INDEED AD — FORECLOSURE / DISTRESSED PROPERTY RESEARCH IS HIGHEST PRIORITY HIGHEST PRIORITY: Foreclosures, Pre-Foreclosures & Distressed Commercial Properties The most important part of this assignment is identifying commercial and industrial properties in Fresno County and Madera County that are in foreclosure, pre-foreclosure, default, auction, REO/bank-owned status, tax-default status, or otherwise financially distressed. I am especially interested in properties that could be purchased and converted or continued as an automotive mechanic shop, repair facility, service garage, warehouse, industrial shop, or similar automotive-related business. Target size remains approximately: 2,000–8,000 square feet However, exceptionally attractive foreclosure opportunities slightly outside this range may still be included. Foreclosure Categories to Search The researcher should actively search for: * Notice of Default / NOD properties * Pre-foreclosure properties * Notice of Trustee Sale properties * Upcoming trustee-sale/auction properties * Postponed foreclosure sales * Recently scheduled foreclosure sales * Bank-owned / REO commercial properties * Lender-owned commercial properties * Recently foreclosed properties * Tax-defaulted commercial properties * Tax-sale properties * Distressed commercial properties * Vacant commercial or industrial buildings with signs of financial distress * Mechanic shops or automotive properties facing foreclosure * Industrial properties facing foreclosure * Off-market distressed properties * Properties where foreclosure may potentially be resolved through a negotiated sale before auction OWNER INFORMATION IS CRITICAL FOR PRE-FORECLOSURES For foreclosure and pre-foreclosure leads, I want the researcher to make a strong effort to identify the actual legal property owner using lawful, publicly available sources. Foreclosure Information Required Create separate spreadsheet columns for: * Foreclosure Status * Pre-Foreclosure / NOD / Trustee Sale / REO / Tax Default / Other * Notice of Default filing date * Notice of Trustee Sale filing date * Scheduled auction date * Scheduled auction time * Auction location * Trustee name * Trustee phone * Trustee website, if available * Trustee sale number * Lender/beneficiary * Original loan amount, if available * Estimated outstanding balance, if publicly available * Default amount, if publicly available * Opening bid, if available * Auction starting bid * Prior liens, if identifiable * Tax delinquency information * Foreclosure document/source * Date information was last verified * Current foreclosure status as of verification date Foreclosure information changes quickly. Every foreclosure lead should include a "Last Verified" date. VERY IMPORTANT — PRE-FORECLOSURE OPPORTUNITIES I am particularly interested in properties where the owner still owns the building but is facing foreclosure. The goal is to identify these properties early enough that I may be able to contact the owner regarding a legitimate potential purchase or commercial real estate transaction before the foreclosure sale occurs. These leads should be clearly marked: PRE-FORECLOSURE — OWNER CONTACT PRIORITY For these properties, researchers should identify: * Legal owner * Ownership entity * Public owner/business contact information * Mailing address * Property address * NOD date * Trustee sale date, if scheduled * Trustee * Lender * Estimated property value * Current asking price, if separately listed * Existing mortgage information, where publicly available * Property characteristics * Whether the property is currently occupied * Existing business at location * Whether property is currently listed for sale * Listing broker, if any * Any available indication that the owner is already marketing the property DISTINGUISH THE CONTACT TYPE Every foreclosure lead must clearly identify whether the available contact is: * OWNER DIRECT * OWNER'S BUSINESS * OWNER'S REPRESENTATIVE * BROKER / LISTING AGENT * PROPERTY MANAGER * TRUSTEE * LENDER / REO DEPARTMENT * AUCTION COMPANY * UNKNOWN Do not combine these contacts into one field. I need to know who I am actually contacting and what role they have in the property. PROPERTY VALUE / DEAL ANALYSIS For foreclosure properties, higher-value leads should include basic deal information whenever reasonably available: * Estimated market value * Assessor value * Prior sale price * Prior sale date * Current asking price * Foreclosure opening bid * Estimated price per square foot * Comparable nearby sales * Comparable commercial lease rates * Estimated after-purchase value * Known liens, where publicly available * Property taxes due * Estimated equity, if reasonably calculable from public information * Potential discount compared with nearby commercial properties Researchers should clearly label estimates as ESTIMATES rather than presenting them as verified facts. AUTOMOTIVE PROPERTY PRIORITY Give especially high priority to foreclosure properties that are currently or were previously: * Mechanic shops * Auto repair shops * Tire shops * Transmission shops * Brake shops * Smog shops * Auto-body shops * Fleet maintenance facilities * Truck repair facilities * Dealership service departments * Car lots with service bays * Warehouses with automotive use * Industrial buildings with roll-up doors * Service-commercial buildings * Contractor yards * Transportation facilities Properties with existing automotive infrastructure may be considerably more valuable to me than ordinary warehouse space. FORECLOSURE LEADS SHOULD BE RANKED Add a Priority Score column: Priority A — Contact Immediately Pre-foreclosure, desirable automotive/industrial property, owner identified, and foreclosure sale approaching. Priority B — Strong Opportunity Foreclosure/distressed property that appears suitable, but additional research or zoning verification is required. Priority C — Possible Opportunity Property meets some criteria but has significant unknowns. Priority D — Research Only Property may eventually become relevant but is not presently actionable. PAY PREMIUM FOR EXCELLENT FORECLOSURE LEADS Foreclosure leads with complete ownership and transaction research should qualify for the highest payment tier. A premium foreclosure lead should ideally include: * Current foreclosure status * Property address * APN * Square footage * Property/automotive suitability * Owner name/entity * Owner mailing information * Publicly available owner/business contact * NOD date * Trustee sale date * Trustee information * Lender information * Foreclosure source/document * Current zoning * Automotive-use information * Approximate property value * Comparable properties * Current listing information, if any * Broker information, if represented * Date all information was verified The objective is not simply to produce a list of foreclosure addresses. I want actionable commercial real estate leads that allow me to understand the property, ownership, foreclosure timeline, decision-maker, potential value, and best person to contact about a legitimate purchase.
