Real Estate Wholesale Disposition VA – Buyer List & Lead Generation

**We are looking for a highly proactive Real Estate Disposition VA to help us build and grow our investor buyer database.** We are a private home-buying company operating across Ontario, Canada. We acquire properties and assign contracts to investor buyers, so having a strong, active buyer network is extremely important to our business. This role is **primarily focused on finding, organizing, and generating buyer leads** — not simply posting properties. ## Your Main Goal Your #1 objective will be: **Build a large, high-quality, active buyer list that generates real buyer leads and helps us sell our wholesale deals faster.** You will be responsible for consistently finding new investors, reaching out to them, collecting their information, and keeping our buyer database organized and engaged. ## Daily Responsibilities ### 1. Build & Grow Our Buyer List * Find real estate investors and cash buyers through Facebook groups and other online communities * Scrape/collect buyer emails from relevant Facebook groups and investor communities * Research and build lists of local real estate agents * Identify active investors, flippers, landlords, developers, and other potential end buyers * Find contact information including: * Name * Email * Phone number when available * Location/market * Investment criteria * Social media profiles * Keep buyer information organized and up to date ### 2. Buyer Outreach Conduct daily buyer outreach through: * Instagram DMs * Facebook DMs * LinkedIn * Email * Facebook investor groups * Other relevant investor communities Your job is to start conversations and identify potential buyers — **not spam people.** You should be comfortable sending personalized outreach, following up, and asking questions to understand what types of properties buyers are looking for. ### 3. Post Buyer Ads Create and post buyer/investor advertisements on: * Craigslist * Kijiji * Facebook Marketplace * Facebook investor groups * Other relevant platforms The goal of these ads is to generate **new buyer inquiries and add qualified investors to our database.** ### 4. Mailchimp **Mailchimp experience is REQUIRED.** You will help: * Add and organize buyers in Mailchimp * Maintain clean buyer lists * Segment buyers by market and buying criteria * Send buyer outreach/campaigns * Monitor basic campaign performance * Keep the database organized and usable Experience with email marketing, segmentation, tagging, and list management is a major plus. ### 5. Buyer Database Management You will be expected to keep our buyer database clean and organized. We want to know: * Who the buyer is * Where they buy * What property types they buy * Their price range * Whether they flip or hold * Whether they are actively buying * How they prefer to be contacted * Whether they have purchased from us before * How responsive they are **Quality of the buyer list matters just as much as quantity.** ## Daily KPIs We will track activity and results. Typical daily KPIs may include: * New buyer contacts added * Buyer emails collected * New agent contacts added * Buyer DMs sent * New buyer conversations started * Buyer ads posted * New buyer leads generated * Buyers added to Mailchimp * Follow-ups completed * Qualified/active buyers identified We care about **results and consistency**, not simply being busy. ## Who We're Looking For The ideal candidate: * Has previous experience in real estate wholesaling, real estate investing, acquisitions, or dispositions * Understands what a **cash buyer / end buyer / investor** is * Has experience building investor lists * Is comfortable researching people online * Can find contact information efficiently * Is experienced with Facebook Groups * Has experience with Instagram, Facebook, and LinkedIn outreach * Has experience posting on Craigslist and Kijiji * **Must know Mailchimp** * Is highly organized * Can work independently without constant supervision * Is comfortable working with spreadsheets/CRMs * Has strong attention to detail * Can follow a daily KPI-driven workflow * Is persistent with follow-up * Communicates clearly in English ## Bonus If You Have Experience With * Real estate wholesaling * Disposition * Investor relations * Skip tracing * Lead generation * Facebook investor groups * Real estate CRMs * Mailchimp automation * Email marketing * Building cash-buyer lists * Canadian real estate * Ontario real estate markets ## What Success Looks Like After a few months, we want to have: **A significantly larger and better-organized buyer database, more active buyer relationships, more buyer inquiries, and a consistent flow of qualified investors we can send deals to.** This is a long-term role for the right person.
