We acquire, renovate, and reposition single-family residential property in St. Louis, Missouri and Central Florida. Some properties are sold; some are held for long-term rental income. Funded by a private credit facility. Not a fund, not a syndication, not currently raising outside capital. Both markets are fully represented in the portfolio; contact and deal-sourcing paths are St. Louis only. ⚠️ COMPLIANCE — read this before writing any copy The company may raise private capital in the future under a Regulation D exemption. Public advertising of an investment opportunity can jeopardize that exemption. The Greylith Group, LLC is newly formed and its first Missouri project is in progress. Do not use "Est. 2026" above them. Do not describe sold properties as "held for long-term income" — say "renovated and repositioned." Future Florida projects under The Greylith Group are this company's work and are labeled normally. The CMS must support both states of attribution. Legal name is The Greylith Group, LLC — use it verbatim in the footer and any legal text. Brand name "Greylith" is fine everywhere else. Interaction model — read this before designing This is not a continuous-scroll site. It should feel sectioned and deliberate, closer to an Apple product page than a standard marketing site. Full-viewport sections with scroll-snap (scroll-snap-type: y mandatory). Each scroll advances to one complete panel. The user should never sit between two sections. One idea per screen. A statement, or an image, or a property — never two competing for attention. Pacing through negative space. Each screen is mostly empty. That restraint is the point; resist filling it. Subtle entrance animations as each section scrolls into view. Fade or rise, 300–400ms, ease-out. Nothing bouncing or sliding dramatically. Separate routes, not homepage anchors. Portfolio, Approach, Team, and Contact are real pages with persistent navigation. Mobile is the risk. Scroll-snap done badly feels like the page is fighting the user. Build mobile-first and test on real devices, not a resized browser. If a section's content exceeds the viewport on a small screen, snap must release for that section rather than trapping the user. Home One clear statement of what we do and where — both markets named St. Louis, Missouri above the fold — it is the active sourcing market Two or three portfolio images Short "how we work" section Contact 2. Client must be able to add a property, assign it to a market, and upload before/after images without a developer. Non-negotiable — the portfolio is the site's living asset. Image optimization (properties are shot at high resolution) Custom domain, SSL, basic analytics Fast — target Lighthouse 90+ on mobile Accessible: alt text on every image, keyboard-navigable slider, and scroll-snap that does not break keyboard or screen-reader navigation Future consideration: a password-gated area for private capital partners to access statements and property updates. Not in this build — but note the architecture choice that makes adding auth later straightforward.
