Title: Wisconsin-Licensed Structural PE Needed — 1930 House Remodel and New Garage Addition We are seeking a U.S.-based Professional Engineer currently licensed in Wisconsin to provide structural engineering, permit-ready drawings, calculations, and a Wisconsin PE seal for a residential remodeling and garage-addition project in Osceola, Wisconsin. Project overview: * Existing single-family residence originally built around 1930. * Conversion of the existing attached garage into conditioned living space with a vaulted ceiling. * The old garage is located between the main house and an attached workshop. Its gable roof intersects adjoining cross-gabled roofs on both sides. * Demolition has exposed the existing stick-framed roof and irregular ceiling-support framing. * We need an engineered solution allowing removal of the old ceiling framing while maintaining adequate roof support and lateral restraint. One option being considered is exposed 4×6 or 6×6 timber tie beams approximately 48–72 inches on center, but we are open to the engineer’s preferred solution. * Conversion/remodeling of adjoining workshop areas. * New detached two-three-car garage approximately 18 feet from the existing house, with finished living space above. * Covered porte cochere/connector between the new garage and house. * Architectural floor plans, elevations, 3D drawings, photographs and field measurements are available. Structural scope: 1. Review the existing architectural plans and exposed framing conditions. 2. Evaluate the existing garage roof, rafters, ridge, valleys, shared supporting walls, roof intersections and overall load path. 3. Determine which existing ceiling members and diagonal braces may be removed. 4. Design the vaulted-ceiling roof restraint system, including exposed timber ties, structural ridge beam, straps, collectors, reinforcement or another appropriate solution. 5. Provide temporary shoring and safe framing-removal requirements where necessary. 6. Design and detail structural alterations, wall openings, headers, beams, posts and connections in the remodeled house/workshop areas. 7. Design the new three-car garage structure, including: * Foundation, footings and slab * Exterior and interior bearing walls * Floor system supporting the living area above * Beams, posts, headers and connectors * Roof framing * Lateral and uplift resistance * Connection to the covered porte cochere/connector 8. Verify applicable dead, live, snow, wind and concentrated loads. 9. Confirm a continuous load path to the foundations. 10. Coordinate structural details with the architectural design and the Village of Osceola/West Wisconsin Inspection Agency requirements. Required deliverables: * Structural plans and construction details suitable for permit and construction * Foundation and framing plans * Beam, header, post and connection schedules * Roof-framing and vaulted-ceiling details * Structural calculations * Temporary shoring/removal notes where applicable * Final PDF documents digitally signed and sealed by a Wisconsin-licensed PE * Response to one reasonable round of permit-review comments * Identification of any additional field measurements, exploratory openings, soil information or site observations required Qualifications: * Active Wisconsin Professional Engineer license * U.S.-based * Residential wood-framing, remodeling and addition experience * Experience evaluating existing or historic construction * Familiarity with Wisconsin SPS 320–325, NDS and applicable snow/wind requirements * Professional liability insurance preferred * Ability to coordinate with the contractor and building inspector * Willingness to conduct a site visit in Osceola, Wisconsin, or clearly explain how existing conditions will be independently verified This is not a request to simply “rubber stamp” previously completed plans. The selected engineer must independently review the project, direct any necessary structural drawing revisions and take responsible charge of the final structural documents. Please include: 1. Your Wisconsin PE license number and current status. 2. Two examples of comparable residential remodel/addition projects. 3. Whether a site visit is required and its separate cost. 4. Your proposed fixed fee and specifically what it includes. 5. Estimated turnaround for preliminary recommendations and final stamped drawings. 6. Number of design and permit-review revisions included. 7. Your availability for construction questions or field observations and your hourly rate for those services.
