# Residential Design & Selections Coordinator – Houzz Pro **John Christopher Construction** is looking for a highly organized, detail-oriented **Residential Design & Selections Coordinator** to work with our remodeling and construction clients from the initial design phase through final material selections. This is **not simply a 3D rendering position**. We are looking for someone who can take a residential project and work through the details with the homeowner so that the design, layouts, materials, fixtures, and owner selections are fully determined **before construction begins**. Our team will perform the initial site scanning and/or provide architectural drawings. You will use **Houzz Pro** to develop the project visually, create renderings and layouts, and work directly with our clients to finalize the design. ## Responsibilities You will typically manage approximately **6–10 active projects at a time** in various stages of design and selections. ### 3D Design & Renderings * Create accurate 2D and 3D layouts using **Houzz Pro**. * Create client-facing renderings that clearly communicate the proposed design. * Build projects from field scans, measurements, architectural drawings, or uploaded plans provided by our construction team. * Update renderings as clients make design revisions and material selections. * Incorporate actual selected finishes, fixtures, cabinetry, flooring, tile, colors, and other materials into the design whenever possible. ### Kitchen Design Develop detailed kitchen layouts including: * Cabinet layouts and cabinet configurations. * Appliance locations. * Island layouts and dimensions. * Countertop and backsplash selections. * Sink and faucet selections. * Cabinet hardware. * Lighting locations. * Pendant lighting. * Under-cabinet and cabinet lighting. * Electrical receptacle locations. * Appliance electrical requirements and locations. * Flooring direction and layout. * Coordination of finishes and materials throughout the space. The goal is for our construction team to know **exactly what is being built and where everything goes** before work begins. ### Bathroom Design Develop complete bathroom layouts and finish plans including: * Vanity layouts. * Sink bowl quantity, size, style, and locations. * Faucet selections. * Toilet locations. * Shower and tub layouts. * Shower valve and fixture locations. * Shower niches. * Bench locations. * Tile selections. * Tile sizes. * Tile patterns and orientation. * Grout color and grout spacing. * Accent tile locations. * Schluter and other tile-edge details. * Shower glass configuration. * Glass door location and swing. * Mirror sizes and locations. * Medicine cabinets. * Vanity lighting and sconces. * Receptacle locations. * Bathroom accessories and hardware. * Flooring layout. We want the bathroom planned down to details such as **where tile starts and stops, how the tile lays out, how the shower glass is configured, where the mirrors sit, and where fixtures are centered.** ### Electrical & Lighting Layouts Work with homeowners and our construction team to develop: * Receptacle/plug layouts. * TV locations and required power. * Bedside receptacles and USB locations. * Sconce locations. * Ceiling fan locations. * Recessed lighting layouts. * Decorative lighting locations. * Pendant locations. * Under-cabinet lighting. * Bathroom lighting. * Switching locations where applicable. These layouts will be coordinated with our electrical team before rough construction. ### Flooring & Finish Layouts Develop and document: * Flooring selections. * Flooring direction and starting points. * Transitions between different flooring materials. * Tile flooring patterns. * Baseboard and trim selections when applicable. * Paint colors. * Wall treatments and other decorative finishes. ### Client Selections & Coordination A major part of this position is working directly with homeowners to make sure **all owner selections are completed on time**. You will help clients select and document items including: * Flooring * Tile * Countertops * Cabinets * Cabinet colors and finishes * Cabinet hardware * Plumbing fixtures * Faucets * Sinks * Toilets * Tubs * Shower fixtures * Shower glass * Mirrors * Medicine cabinets * Lighting fixtures * Appliances * Electrical finish items * Paint colors * Doors and door hardware * Bathroom accessories * Backsplashes * Decorative finishes You will maintain an organized selections list for each project and follow up with clients when decisions are outstanding. **Your responsibility is to make sure the homeowner has made the necessary selections before our construction team needs them.** ### Construction Team Coordination You will work closely with our project managers, estimators, field crews, cabinet suppliers, and subcontractors to make sure the design is practical and clearly communicated. This includes: * Providing updated layouts and renderings. * Confirming client selections. * Identifying missing selections. * Flagging design conflicts before construction. * Making sure selections correspond with the approved project scope. * Communicating changes to the project team. * Keeping organized documentation of client approvals. * Helping prevent field decisions, delays, and change orders caused by incomplete selections. ## What We Are Looking For The ideal candidate has experience with: * **Houzz Pro**, particularly 3D Floor Planner, renderings, Mood Boards, and Selection Boards. * Residential interior design. * Kitchen and bathroom layouts. * Cabinet design. * Lighting and electrical layouts. * Tile design and layout. * Finish and material selections. * Reading architectural floor plans. * Working directly with homeowners. * Managing multiple projects simultaneously. You should have a strong understanding of how a finished residential space goes together—not just how to make a rendering look good. You need to understand details such as **cabinet clearances, fixture placement, tile layouts, lighting locations, receptacle locations, shower glass, plumbing fixtures, flooring transitions, and how individual finish selections work together.** ## Organization & Communication Because you may be managing **6–10 projects simultaneously**, organization is extremely important. The right person will be able to: * Keep each project moving without constant supervision. * Follow up with homeowners regarding outstanding decisions. * Maintain clear selection and approval records. * Manage deadlines. * Communicate professionally with clients. * Communicate clearly with contractors and field personnel. * Recognize when information is missing. * Ask the right questions before construction starts. * Pay extremely close attention to details. ## Our Goal Our goal is simple: **By the time a project goes into construction, our field team should not be asking the homeowner where the outlets go, what tile they selected, how the shower glass works, which faucet they purchased, what direction the flooring runs, or what cabinet configuration they wanted.** Those decisions should already be made, documented, approved, and incorporated into the project design.
