Residential Floor Plan Design

[I previously posted this listing as an hourly job but quickly realized that I didn't have a good sense of how many hours a freelancer might expect to commit to this. So I am now re-listing it as a fixed-price job and inviting bids. I would like to know both your bid and your hourly rate thereafter as we negotiate adjustments to your submitted product (if that is not already included in your bid).] I have a general concept for the layout of a house I want to build. I need someone to review it to produce a workable final design. This means adjusting the layout I presently have to make it actually fit/work. It means adjusting it further for maximum functionality. THIS IS CRITICAL! I want an intelligent review of what changes we can make to improve our experience inside the home. I am MUCH more interested in functionality than aesthetics. I would like furniture placed inside the room sketches to help give a sense of how the spaces will work. I would also like some recommendations for the exterior design of the house, to make it more attractive. This probably mostly just means proposing a design for an affordable and attractive exterior finish. In addition to the floor plan drawings for each level, I would like a front elevation sketch as well. I am trying to keep this build within a pretty strict budget, so I may need some further redesign after receiving construction price estimates from building contractors.
