Residential Permit Set QA/QC Reviewer (Architect or Building Designer)

Residential Permit Set QA/QC Review (No Seal Required) We are seeking an experienced Architect, Residential Building Designer, or Senior Permit Document Reviewer to perform a comprehensive technical QA/QC review of a nearly completed residential duplex permit set for a project located in West Memphis, Arkansas. The project has been developed using the 2021 International Residential Code (IRC) and does not require an architectural or structural seal for permit submission. We are not looking for an Engineer or Architect of Record. Instead, we are looking for an experienced professional to review the overall quality, completeness, and coordination of the permit documents before final submission. Scope of Review The review should include, but is not limited to: Overall permit set completeness Drawing coordination between all sheets Architectural plan review Foundation and framing documentation review (prescriptive residential approach) Building sections, details, and callouts Code compliance observations based on the IRC Window, door, and finish schedules General notes and construction notes Electrical and mechanical drawing coordination Identification of missing information or permit review comments Constructability and document quality recommendations Deliverables Marked-up PDF of the permit set Written list of recommended revisions and observations One round of QA/QC comments Project Information Residential duplex development (2 buildings / 4 dwelling units) West Memphis, Arkansas 2021 IRC Wood-framed construction Monolithic slab-on-grade foundation Approximately 15-20 drawing sheets Qualifications Experience preparing or reviewing residential permit documents Strong knowledge of the International Residential Code (IRC) Experience with wood-framed residential construction Ability to identify coordination issues and recommend practical solutions Experience performing QA/QC reviews for permit drawings is preferred Please include examples of residential permit sets or similar QA/QC review experience with your proposal.
