Scan-to-BIM / As-Built BIM Modeling from Point Cloud Data — ARCHICAD 28

I am looking for an experienced Scan-to-BIM specialist to create accurate as-built architectural BIM models from terrestrial laser scanning and/or SLAM point cloud data. The purpose of BIM model is to be used for producing as build architectural documentation (façades, floor plans, sections, elevations, area calculations etc.). We are conducting a testing of a few freelancers with the idea to establish long term cooperation. The ideal collaborator should be accurate, technically reliable, responsive, and able to deliver clean BIM models that can be used for architectural documentation in ARCHICAD 28. The detailed specifications of the job described below: General info We work with laser-scanned residential buildings (no industrial sites) and need an external BIM specialist who can produce structured and usable architectural BIM models from point cloud data. Typical projects are focused on: • Single house. • Detached, semi-detached and row houses • Small residential buildings. • Occasionally larger residential buildings with up to 6 floors. The point clouds may come from different two different LiDAR systems: • Terrestrial Laser Scanner such as FARO FOCUS – high geometrical accuracy/lower completeness • Mobile SLAM systems – Lower geometrical accuracy/ high completeness Some projects will be based on very accurate static TLS point clouds and while other projects may use SLAM point clouds with lower geometrical accuracy. Photogrammetric point cloud will be used i.e. joined with LiDAR data in order to obtain complete exterior geometry of the building (roof etc). The expected modeling tolerance and LOD will be agreed separately for each project, depending on the quality and accuracy of the input data. Please note that the point cloud will not always be colorized. In many cases, the point cloud may be grayscale/intensity-only or non-colorized. Therefore, the modeler must be comfortable working with non-colorized point cloud data. Input Data We will provide: • Registered, georeferenced point cloud, preferably in .e57 or .las/.laz format. • Modeling scope and specifics of the building. • Photos of the building, if available. • Existing documentation, if available. The point cloud may not always be colorized. Please confirm that you can work with non-colorized point clouds. Scope of Modeling Unless agreed otherwise, the model should include the main architectural elements: • External and internal walls • Floor slabs • Ceilings • Roof structure / geometry • Windows and doors • Stairs • Main facade elements • Floor levels • Terraces, balconies and visible architectural elements • Basic structural architectural elements visible in the scan • 1m of terrain around the building • Non-visible or assumed elements (e.g. foundations or roof structure) The following elements are generally excluded unless specifically requested: • MEP installations • Furniture • Vegetation • Decorative details The model should be clean, logical and usable for architectural documentation. Software and Deliverables The ideal final deliverable is: • Native ARCHICAD 28 .pln file. • Clean IFC export file. • Optional DWG/PDF exports of selected drawings i.e. facades, floor plans (if agreed). The goal is not only to create a visually good 3D model, but a technically usable BIM model from which drawings and documentation can be extracted, e.g. the ARCHICAD .pln file must contain editable BIM elements, not only imported meshes or static geometry. Accuracy and Modeling Tolerance The point cloud may come from different sources and with different levels of accuracy. For high-accuracy TLS scans, such as FARO Focus Premium, we expect a more accurate as-built BIM model (1-2cm tolerances). For SLAM-based scans the modeling tolerance will be adapted to the quality of the input data (generally around 2-3cm tolerances). Clean and idealized BIM elements are preferred unless larger deformation of the element is present. Despite general required tolerances and requests, modeler should examine the data and: • Recommended modeling tolerance based on the input point cloud. • Recommend whether BIM elements should be modeled as idealized BIM elements or follow irregular/deformed geometry. • State any limitations caused by scan quality, missing data or non-colorized point cloud data. Quality Control For each project, we conduct quality control. Please provide: • Screenshots of the BIM model overlaid with the point cloud (include point could in the final deliverable .pln file, overlaid with building model). • Notes about areas where scan data was missing, unclear or required interpretation • Confirmation that IFC import into ARCHICAD has been tested. Test Project Test project consists of modeling two houses. One is scanned using TLS FARO PREMIUM LiDAR scanner, and one is scanned using open source LiDAR SLAM scanner. The purpose of the test is to check modeling quality, communication, accuracy, ARCHICAD/IFC compatibility and suitability for future long-term cooperation. Required Experience Please apply only if you have real experience with: • Point cloud-based architectural modeling. • Working with .e57, .las, .laz, .rcp/.rcs or similar point cloud formats. • Creating models suitable for floor plans, sections and elevations. • ARCHICAD or reliable IFC delivery for ARCHICAD users. Please include examples of previous Scan-to-BIM projects i.e. deliverables from previous projects. Ideally, but not mandatory, examples should show: • Point cloud data. • BIM model aligned with the point cloud. • Floor plans, sections or elevations extracted from the model. • Information about software used and delivered formats.
