Senior AutoCAD / Landscape Construction Document Designer – Ongoing Contract

Chip-N-Dale's Custom Landscaping is a high-end residential landscape design/build firm in Las Vegas, Nevada. We are seeking an experienced freelance technical designer/CAD professional to provide immediate production support to our design team. This is not a rendering or conceptual design position. Our primary need is someone who can take established design direction and translate it into accurate, detailed, buildable construction documents. We are looking for a senior-level professional who can work independently, understand how projects come together in the field, identify technical issues, and produce drawings that our construction team can actually build from. Scope of Work Depending on project needs, contract work may include: AutoCAD production and drafting Construction document development Dimensioned site and landscape plans Hardscape and material layout plans Elevations, sections, and construction details Masonry, wall, column, and step detailing Outdoor kitchen, BBQ, fire feature, and water feature detailing Irrigation, drainage, lighting, and planting plans Plan revisions and redlines Field-condition and as-built revisions Quantity takeoffs and technical documentation Coordination with architectural plans, pools, utilities, structures, and other trades Reviewing drawings for conflicts, missing information, and constructability issues HOA-related drawing revisions when needed Our projects are highly customized residential landscapes and may include pools, outdoor kitchens, structures, large-format porcelain, natural stone, masonry, custom metalwork, fire/water features, lighting, irrigation, drainage, and complex site conditions. Required Experience This is a senior-level assignment. Please do not apply if your experience is primarily academic or entry-level. Minimum 5 years of professional CAD/construction-document experience 7-10+ years strongly preferred Advanced proficiency in AutoCAD Demonstrated experience producing professional construction documents Strong understanding of dimensions, elevations, sections, details, scale, and constructability Ability to read and coordinate architectural, structural, civil, landscape, and/or related construction drawings Ability to work independently from established design direction Strong attention to detail and technical problem-solving ability Experience in landscape architecture, high-end residential construction, architecture, or design/build is strongly preferred. Experience with Land F/X is a significant plus. What We Are NOT Looking For This is not primarily a: 3D rendering position Conceptual landscape design position Graphic design position Sales/commission position Entry-level drafting opportunity We already have an established design process. We need an experienced technical professional who can help us document and execute that design. Local Code, HOA & Site Requirements Our projects are located primarily in the Las Vegas Valley and surrounding Southern Nevada communities. **Remote and out-of-state candidates will be considered**, but candidates must be comfortable researching and applying local requirements as part of their work. This may include: * Clark County and applicable municipal building and development requirements * Understanding when project elements may require permits, engineering, or additional professional review * HOA architectural guidelines, submittal requirements, setbacks, material restrictions, and community-specific standards * Southern Nevada climate and appropriate USDA plant hardiness considerations * Desert-appropriate plant material, irrigation, drainage, and water-use considerations * Site-specific restrictions, easements, setbacks, utilities, and other property constraints * Researching applicable requirements when information is unfamiliar or project-specific We do not expect an out-of-state contractor to arrive knowing every Southern Nevada requirement. We **do expect a senior technical professional to recognize when additional research or verification is necessary, perform that research, and flag items requiring clarification, permitting, engineering, or other professional review.** Local Las Vegas/Southern Nevada experience is a plus, but strong technical judgment, resourcefulness, and the ability to research unfamiliar requirements are more important. Contract Structure We have an immediate need for technical production support and are open to discussing the number of hours based on your availability and capabilities. This may begin as a temporary contract assignment, with the potential for continued project-based work if the relationship is a good fit. We are open to experienced independent professionals who may already have other clients or commitments.
