Summary

We're a paid-search agency that has spent four years getting very good at Google Ads for one niche: real estate cash buyers - the companies that buy houses directly from motivated sellers. We run ~30 active accounts. We know our numbers down to cost per signed contract. We're now building the Meta side of the business properly, and we're hiring one person to own it. This is not a project. It's a seat. We want someone who joins now, owns Meta across our client base, and grows with us as that book grows. If you're looking for a 3-month gig, please skip this one. What you'd own: - Meta ad accounts for a growing roster of cash-buyer clients Campaign architecture, budget, bidding, and the testing program - The creative brief → you work with our creative designer, who produces the assets. You direct what gets made and why. - Conversions API and the CRM feedback loop, so we optimize on qualified leads and appointments — not form fills -Weekly and monthly client reporting that leads with cost per appointment and cost per contract - Competitive research — you should be in the Meta Ad Library on your own initiative, not because someone sent you a link What we already have — so you're not starting cold: A written 15-section Meta operating playbook (tiered budget specs, testing allocation, optimization framework, compliance rules), themed landing pages per angle, a designer, a tracking/GTM specialist, offline conversion pipelines already running on Google accounts, and clients who report deal outcomes back to us. You would be improving a system, not inventing one. Requirements - please don't apply without these - You have personally run Meta ads under the Housing Special Ad Category. Not "real estate ads" generally — the declared Housing category, with the targeting restrictions it imposes. If you don't know what those restrictions are without looking them up, this role will be painful for both of us. - Lead generation, not e-commerce. If your track record is ROAS on product sales, this is a different job. We optimize toward a phone call that turns into a house. - You have set up the Conversions API yourself, including sending CRM stage events back to Meta. Not "my developer did it." Not "we had the pixel on the thank-you page." If you can't explain event deduplication, event match quality, and why fbc must not be hashed, that's the gap. - You can run low-volume accounts. Most of our accounts spend $3–20K/month in a single metro. If your instinct at $5K/month is to build five campaigns, we will disagree about arithmetic. - You manage to cost per appointment and cost per contract. If CPL is your headline metric, we'll have a problem in month three when the cheap leads don't close. - You work US business hours with real overlap, and you're reachable in Slack. Nice to have: video-first creative direction How we work: Small team, direct communication, no layers. You'd report to me. I'm Google-native and know Meta well enough to be a good partner but not well enough to do your job - which is exactly why I'm hiring. I want someone who tells me when I'm wrong and brings ideas I didn't ask for. We pay on time, we don't churn people, and the person in this seat will have room to grow into leading the Meta side of the agency.
