Space Planning for Small Apartment Building

I own a 200 sqm residential lot in Santa Rosa City, Laguna, Philippines, and I'm looking to build a small apartment building for rent. Before committing to full architectural plans, I need a feasibility / space planning study to help me decide the best approach. Specifically, I need help figuring out: How many rentable units can realistically fit on the lot, maximizing use of the space A loft-type layout for the units (not standard single-level flats), with suggested square footage per unit Whether an airwell is needed for light/ventilation given the lot's shape, and how much space that would take Whether a laundry area (shared or per-unit) can fit without sacrificing a unit A comparison of building 2 floors vs. 3 floors — units, rentable area, and rough cost tradeoffs for each This is meant to be a feasibility study with sketches, not a full construction-ready plan.
