Summary: I need someone to perform a structural engineering review of an existing wood-framed structure and provide a report. The task involves reviewing laser scans and providing a detailed report on the structural integrity of the building. The ideal candidate should have experience in structural engineering and be able to identify potential issues and provide recommendations for improvements. Detailed description: The structure in question is located in New Jersey and dates back to the early 1900's. The structure has a concrete/CMU foundation and wood framed first, second, and attic floors. Originally used as a residence, this building has since been converted into a pre-school for little children, and has been operating as such for the past 20-30 years. The wood framed structure supporting the first floor has failed in deflection in multiple areas. The structure is comprised of large timbers (roughly 4"x6") acting as floor joists. Throughout time these members have been drilled through, notched, and otherwise disturbed, reducing their structural capacity. Two of these members each support a load bearing wall above which supports both the second floor and the attic, and as such they have columns supporting them. These members have significantly deformed over time, requiring the use of temporary screw jacks to support them. Deliverables: The expected deliverable is a complete analysis of the existing structure supporting the first floor. This will be a written technical report, as well as a heat map created in Revit or AutoCAD. The map must show member-by-member stress levels, highlighting areas of largest concern. The report must also provide remediation guides - as in, for members that are failing, what can we replace/sister/etc. the member with to support it moving forward. Technical analysis must accurately account for all existing facility live and dead loads to accurately represent member stresses. Particular focus must be put of the two members acting as beams holding up the load bearing walls - how can we replace/repair these members and what columns/footings are required. Additional data/notes: - I have taken lidar scans using Polycam of all floors of the structure. These will be used by the engineer hired to understand layout and get all dimensioning. Additionally, I have videos and we can zoom call to discuss layout and site conditions. - The selected engineer must be proficient in applying the proper reductions factors to wood members for incising and age. They must be able to apply appropriate Fb, Fc, and other strength factors given the timber age, assumed species and condition. - They must communicate engineering information clearly through Revit/CAD visuals and proper technical writing.
