Title Research & Acquisition Specialist (Tax Deed & Distressed Properties) We are looking for a highly organized and detail-oriented Title Research & Acquisition Specialist to assist with researching tax deed and distressed properties across multiple counties and states. This position is ideal for someone with experience in real estate research, tax deed investing, title research, skip tracing, and property acquisitions. Responsibilities Research upcoming tax deed auctions and create organized property lists. Review auction properties and identify those that meet our investment criteria. Perform preliminary title research to identify liens, mortgages, judgments, easements, and other title issues. Research property ownership and locate current owners using public records and skip tracing tools. Contact property owners by phone, text, email, or mail to discuss potential property transfers or purchase opportunities. Negotiate with owners regarding voluntary property transfers or direct purchases before auction when appropriate. Organize all findings into spreadsheets and maintain detailed records. Track auction dates, deadlines, redemption periods, and county requirements. Flag properties that require additional legal review. Work closely with our acquisitions team to prioritize the best investment opportunities. Our Investment Criteria We are primarily interested in: Residential properties with a home that has a solid structure and appears repairable. Vacant land with existing utilities (electricity and water already available). If utilities are not available, the property should generally be 1–2 acres or larger. Properties with strong resale, rental, or development potential. Properties located in growing communities or desirable markets. Properties with minimal title complications whenever possible. Preferred Qualifications Experience with tax deed or tax lien investing. Experience performing title research. Familiarity with county property appraiser and tax collector websites. Knowledge of deeds, liens, judgments, easements, probate, code enforcement, and foreclosure records. Experience using skip tracing software. Strong research and organizational skills. Excellent written and verbal communication. Ability to work independently and meet deadlines. Experience using Excel, Google Sheets, Airtable, or similar databases.
