Title & Heir Research + Deal Operations Specialist (Real Estate | Genealogy | Remote | Full-Time) Property Resolution Partners LLC is a real estate investment company acquiring properties with complex ownership (heirs, estates, fractional interests) across North Carolina. We're hiring a full-time Researcher/Administrator to generate new acquisition leads from county tax delinquency data, independently verify title and ownership before we commit to a purchase, and handle contract, deed, and closing package drafting once a seller agrees to move forward. We are looking for someone WITH prior title research and genealogy experience who is available to work 9 am- 6 pm Monday-Thursday and 9 am - 5 pm on Friday. What You'll Do Lead Generation Research (main focus) Source and prepare county tax delinquency lists — request county data, consolidate and standardize records, and filter by our threshold criteria Coordinate skip tracing with our outside vendor on filtered lists Conduct county-level research — Register of Deeds, Clerk of Court, GIS, tax assessor — on each opportunity Map heirship and build family trees using genealogy and heir-locating tools and public records Review 25–30 fact patterns per day Deliver researched leads to ownership and the acquisitions team Title & Interest Verification (Due Diligence) Independently research title and ownership interests on properties we're moving to purchase, to double-check findings before committing Confirm we fully understand the fact pattern and full gravity of each opportunity before moving forward Order title reports once a contract is signed Flag any title issues, risk, or red flags discovered during verification Contract, Deed & Closing Package Drafting (as-needed, once a deal is agreed to) Draft the purchase agreement and deed from firm templates, using Gavel to generate closing documents Assemble and review the full closing package Send agreements and closing packages out for signature via DocuSign Have closing packages ready within one day of being needed Coordination Aid in coordinating with notaries and sellers on scheduling and closing logistics What We're Looking For Strong genealogy / heir tracing ability, including experience with vital records research (marriage, birth, divorce) Experience in title research, abstracting, or real estate records Comfort working with data — filtering, standardizing, and organizing large record sets Ability to connect fragmented data into a clear ownership picture High attention to detail — accuracy is critical on both research and legal documents Independent thinker who can spot issues, not just gather data Comfortable picking up contract/deed drafting even without prior drafting experience — we'll train on our templates and process Tools You May Use Genealogy and heir-locating/family tree tools, public records, vital records databases, Register of Deeds, Clerk of Court, GIS, tax assessor sites, our firm templates for agreements/deeds/closing packages, Gavel (closing document generation), DocuSign (e-signature), Google Sheets (CRM for now). What Success Looks Like Fact patterns reviewed/day At least 30/day Call-worthy fact patterns identified/day 3–5 Deals found for the team/month 2–4 Closing package turnaround Ready within a few hours Compensation & Details Remote, full-time — 45 hours/week Base pay: $6/hour Deal bonus: 1% of PRP's net profit on any property that closes from a lead you personally sourced and researched — the more good opportunities you surface, the more you earn 1% profit of our average deal net profit is $745 Quarterly bonuses Long-term role with option to grow, get promoted, earn more and take on larger responsibilities as our deal volume increases and our team expands We want our hire to work with us for several years and become family To Apply Please include: The word "READY" in your application so I know you read through this thoroughly Provide a detailed explanation of your experience with title research and genealogy (required) Provide an example of a reason fact pattern or property you performed title research for and built out a family tree to find the heirs of the property.
