Ugandan Lands Professional – Land Registry Research & Document Retrieval

I am seeking an experienced professional with strong practical expertise in Ugandan land and property records to assist with a time-sensitive land records research project. The assignment involves researching the historical registration and ownership records relating to a property in Uganda and identifying the relevant Land Registry records and documentation associated with previous changes to the register. The selected professional will be provided with the necessary property details, title information and Registry reference numbers after engagement. The research should cover, where relevant: Current and historical title and registration records. Historical instruments, applications and supporting documents associated with changes to the registered ownership. Documentation relating to changes in the manner in which ownership interests were recorded. Records relating to a previous alteration or removal of a registered ownership interest, including the underlying application and all available supporting documentation. Available Registry transaction histories, audit records, endorsements, processing records and associated documentation. Records concerning previous caveats, restrictions or other protective entries affecting the property. Documentation showing the registration, alteration, withdrawal, removal or cessation of any such protective entries. Underlying files and documentation associated with historical instrument numbers, file references, manuscript references or other Registry reference numbers. Any other relevant Registry records necessary to establish a clear documentary history of the property and the changes made to its registration. Importantly, the research should not be limited to the current title file or to a single Registry office. The professional should be experienced in tracing historical Ugandan land records across the relevant Ministry of Lands records systems and repositories, including, where applicable, the relevant Ministry Zonal Office, UgNLIS/electronic records, central Ministry land-registration records, and historical or archived records. Where an instrument number, historical file number, manuscript reference, previous title reference or other Registry entry points to an underlying or related file, the professional should follow that reference and attempt to identify the underlying documentation. Where a requested historical record is no longer held at the relevant local or zonal office, the professional should, where reasonably possible, identify whether the record has been transferred, archived, digitised or is held by another Ministry office or records repository and identify the appropriate location or source. Deliverables The principal deliverable will be a clear digital report setting out: The records identified and located. The relevant Registry history established from those records. The relationship between relevant historical titles, instruments, applications and Registry/file references. Any additional Registry references discovered during the research that may lead to further underlying documentation. Any requested records that could not be located and, where possible, information concerning where those records may now be held. Digital copies of relevant records and supporting documents that can lawfully be obtained and supplied. Applicants should have demonstrable practical experience researching Ugandan land records, tracing historical Registry files and interpreting historical title and Registry documentation. Experience locating older records through previous title references, instrument numbers, file numbers or archived records would be particularly useful. This is a time-sensitive project. Please confirm your relevant experience, availability and anticipated timeframe in your proposal. Specific names, property identifiers, title references, instrument/file numbers and supporting documentation will be provided to the selected professional as necessary for the assignment. All project communication prior to engagement and all project-related professional fees and payments will be handled through Upwork in accordance with Upwork's Terms of Service.
