**Virginia-Licensed Structural Engineer or Architect — Building Permit Plan Set** I'm an owner-builder in Frederick County, VA with a 65'x40' shop/garage (2,600 sq ft) permitted as a single-family dwelling under Virginia's owner-builder exemption. The plans examiner has issued a deficiency list and I need a Virginia-licensed RDP (structural PE or architect) to resolve all five outstanding items and produce a permit-ready plan set for physical drop-off. **Scope of work:** 1. **Rescale and reformat plans to full-size sheets** — existing plans were printed at 8.5x11 and need to be redrawn/reformatted to a standard architectural scale on full-size sheets (24x36 or equivalent). CAD files from the original designer (Ensign Engineering, UT) will be provided. 2. **Truss layout and design sheets** — the plans call for pre-engineered roof trusses as a deferred submittal. Coordinate with a local truss manufacturer to produce a legible truss layout and engineer-supplied design sheets for inclusion in the permit package. 3. **Beam/header layout and sizing** — the building includes two 12'-wide x 14'-tall garage door openings requiring engineered headers. Provide beam layout and sizing documentation. 4. **RDP stamped wall detail drawings for all walls exceeding 12' in height** — the main shop area has 17'-6" walls. Stamped detail drawings required per county deficiency. 5. **Wall bracing plan** — per examiner requirements.
