CA-barred limited-scope review

I'm a pro se plaintiff (not seeking full representation) with a drafted unlimited civil complaint against a California HOA, its management company, and a former director individually (breach of fiduciary duty, breach of governing documents under Civ. Code § 5975, invasion of privacy under Cal. Const. art. I, § 1; punitive damages pleaded per §§3294/3295(e)). Mediation on this dispute just ended in impasse. I need a capped, limited-scope review before filing — not ongoing representation. Scope (est. 3–6 hours): 1. Whether CC&Rs Article 21 (judicial-reference/arbitration clause) bars or delays Superior Court filing, including any pre-filing notice condition precedent. 2. Anti-SLAPP (CCP §425.16) exposure from naming a former director and the management company individually. 3. Claim-splitting / primary-rights exposure against a separate, already-pending small claims action against the same HOA. 4. A real edit pass on the complaint draft (element-by-element pleading sufficiency, punitive damages allegations). 5. Whether today's mediation impasse affects filing posture (§5930 IDR/ADR prerequisites). Deliverable: a short written memo answering the above, plus tracked-changes edits to the complaint. **Requirements:** - Active California State Bar membership strongly preferred — please include your Bar number if applicable. Note: items 1 and 2 in the scope (Article 21 forum question, anti-SLAPP exposure) require sign-off from someone currently CA-licensed; applicants without an active CA license are welcome to quote on items 3–5 (claim-splitting research, complaint edit pass, ADR-prerequisite check). - California civil litigation experience; Davis-Stirling / HOA law and anti-SLAPP experience strongly preferred. - Comfortable with a capped, limited-scope engagement (this is not an offer of ongoing representation).
