Adobe Designer to Finalize Real Estate Yard Sign Designs for Print — Ongoing Work

Overview: We're a growing real estate company operating across two Virginia markets, with multiple brands and a steady flow of marketing collateral. We have a set of yard sign designs that are about 90% there — strong concept, on-brand, fully laid out — and we need a skilled print designer to take them the last mile into true, production-ready files for our sign vendor. To be clear: we're not looking for a from-scratch redesign. We have the concept, brand assets, and full specs already. We want a pro to sharpen the execution, bring a second set of eyes, flag anything we missed, and hand us files that pass the vendor's preflight on the first try. What you'll do: Rebuild/refine our yard sign designs in Adobe (Illustrator / InDesign) as clean, production-grade vector art Set them up to our vendor's exact template: 26×20 in file with 1 in bleed, 24×18 in trim, 22×16 in safe area, double-sided Build color to spec (we'll provide Pantone / CMYK / HEX values), outline fonts, and ensure 300 dpi wherever raster is used Give the design a critical review and recommend improvements — we want your professional judgment, not just production Deliver final print-ready PDFs plus any raster formats the vendor requires What we provide: The current mockups (several color options) Brand assets — logo files, fonts, color values, and the QR code The vendor's exact template and image guidelines A written spec sheet with dimensions, colors, type, and copy You should have: Strong Adobe skills — Illustrator and InDesign especially Real print-production experience: bleed, trim, safe area, CMYK, Pantone spot color, outlining fonts, large-format / signage A sharp eye for clean, premium, brand-consistent design (elevated — not a generic "bandit sign" look) Reliability and real attention to detail — these files have to be correct Nice to have: real estate or local-business marketing experience, and prior signage / large-format work. Ongoing work: This is the first of many. If it goes well, we have a steady pipeline across two brands — additional yard signs (new markets and messages), business cards, direct mail, brochures, and social/ad creative. We're looking for a reliable go-to designer to build a long-term relationship with, not a one-off. Budget: Open to either a flat project rate or hourly — whichever you prefer.
