AirDNA & PriceLabs Expert for Boutique Hotel Revenue Comp Analysis

Do you love turning STR data into a clear investment decision? Empress Capital is building a portfolio of design-forward short-term rentals and boutique hospitality assets. We are looking for an exceptional project-based revenue analyst who can help us determine what a property can realistically produce before we invest. This is not a full financial-modeling assignment, a pricing-management role, or a request for an automated AirDNA export. Our financial model is already built. We need a specialist who can find the right comps, challenge weak data, and give us defensible top-line revenue assumptions. The Core Question What can each room or unit type realistically generate in annual gross booking revenue, and what market evidence supports that conclusion? What You Will Own • Analyze the STR and boutique hospitality market using AirDNA, PriceLabs, Airbnb, Vrbo, Booking.com, and other relevant sources. • Build a defensible comp set for each material room or unit type. • Separate reliable full-time operators from new, part-time, owner-blocked, or otherwise misleading listings. • Analyze ADR, occupancy, RevPAR, monthly seasonality, and annual gross booking revenue. • Review guest comments to understand why guests choose the strongest properties and what drives perceived value. • Produce conservative, base, and upside revenue scenarios. • Enter or clearly map the approved revenue assumptions into the basic financial model we provide. • Deliver an editable workbook with source links, assumptions, calculations, and a concise executive recommendation. Who Will Thrive in This Role You have direct experience with STR, vacation-rental, boutique-hotel, or multi-unit hospitality revenue analysis. You know AirDNA and PriceLabs well, but you do not blindly trust software outputs. You can explain why a property is a real comp, why another property should be excluded, and what assumptions must be true for the subject asset to achieve the recommended revenue. You are organized, curious, independent, direct, and comfortable defending your analysis. You care about accuracy more than optimism.
