๐ Hiring: Experienced Developer for Integrated Serviced Apartment Management System (OHMS) We are seeking a highly experienced developer or development team to build a comprehensive and custom Property Management System (PMS) tailored specifically for our operations managing multiple serviced apartment buildings. The system must be robust, secure, user-friendly, and heavily focused on automating housekeeping and accounting tasks. ๐ฏ Required System Name OTELOGIA Hotel Management System (OHMS) ๐ Key Project Requirements Summary Security & Permissions: Secure login (Username/Password) with granular access control based on user role (Housekeeping, Reservations, Admin). Multi-Building Management: Ability to manually add and detail units across various buildings. Reservations & Housekeeping Linkage: Automated creation of cleaning tasks based on scheduled check-out times. Online Reservations (iCal Sync): Interface to import reservation data using iCal links from external booking channels. Cleaning Quality Control: Units cannot be marked "Clean" without mandatory photo proof of key areas. Cost Center Accounting: Full accounting module based on Primary (Building) and Secondary (Unit) Cost Centers. and full accounting system Advanced Reporting: Financial and operational reports, including mandatory automated Daily WhatsApp Report delivery. ๐ ๏ธ Detailed Modules and Features 1. ๐ User Management and Permissions Secure login screen. Full management of users and roles. Permission Structure: Cleaning Staff: Access to Housekeeping module only. Reservations Staff: Access to Reservations and Housekeeping modules. Admin/Manager: Full access to All Modules. 2. ๐๏ธ Building and Unit Configuration Manual addition of buildings and apartments. Unit Detail Fields: (Name/Number, Building Name, Number of Bedrooms, Living Rooms, Kitchens, Bathrooms). Option to change the system's logo (Branding). 3. ๐๏ธ Reservations Management Module Main Interface: Display of today's available apartments and occupancy rate at the top. Add Manual Reservation. Add Online Reservation (iCal Import): Configuration settings to input and manage iCal links from external booking platforms (e.g., Airbnb, Booking.com). Acceptance Workflow: Imported iCal data (which typically includes basic availability info) must appear in a queue for staff review (under a button like "Add Online Reservation"). The staff must choose to Accept, Reject, or Modify the reservation details before it is finalized in the AHMS. Modification Scope: Edits must be restricted to the Apartment/Unit, Price, and Guest Name. 4. ๐งน Housekeeping Module Automation: A cleaning request is automatically generated in the Housekeeping module immediately upon the scheduled Check-Out Date, regardless of the actual check-out status. Quality Control (Mandatory): The status cannot transition from "Needs Cleaning" to "Clean" without uploading at least one photo for every major room/area (e.g., Kitchen, Living Room, Bathroom, Bedroom). 5. ๐ฒ Accounting and Finance Module Cost Centers: Primary Cost Center linked to each Building. Secondary Cost Center linked to each Individual Unit/Apartment. Expenses: Every expense logged must be linked to a Secondary Cost Center (the specific unit). Standard Accounting Reports. Mandatory Cost Center Reports (analyzing profitability by building and by unit). 6. ๐ Reports Module Reports (Daily, Monthly, Annually). Reports by Building and by Unit. Essential Feature: Automated delivery of the Daily Report via WhatsApp. ๐ก What We Are Looking For in a Developer Proven experience in developing custom Property Management Systems (PMS) or specialized ERP systems. Strong understanding of data synchronization methods, particularly using iCal standards. High attention to detail and commitment to quality assurance.
