Cold Calling SDR / Appointment Setter — B2B Property Services (Phone-Focused) We're a property maintenance company working with property management firms across multiple US markets, starting in Cleveland / Northeast Ohio and expanding into North Carolina. We handle unit turns, painting, flooring, and lead-safe work for PMs who manage residential portfolios. We're looking for a part-time SDR to help us book intro calls with property managers. Important: this is a PHONE role, not an email role. Our email outreach is automated. Your job is to call, talk to people, and set appointments. If you're looking for an email-blasting or data-entry gig, this isn't it. WHAT YOU'LL DO - Make outbound calls to targeted lists of property management companies across our active markets (lists are already built in Apollo) - Follow up by phone on warm signals (people who opened or clicked our emails) - Handle replies and inbound interest, answer basic questions, and qualify - Book 15-minute intro calls onto our account manager's calendar - Keep call notes and lead status updated in a simple tracking sheet WHAT WE'RE LOOKING FOR - Clear, easily understood spoken English. This is the #1 requirement. Your accent doesn't matter as long as a US property manager can understand you effortlessly on the phone. - Real cold calling / appointment setting experience (B2B preferred) - Comfortable handling objections and gatekeepers without sounding scripted - Reliable, self-managing, and consistent with daily call volume - Bonus: any experience in real estate, property management, or home services TOOLS - Apollo (dialing and lead data) — experience is a plus - OpenPhone (we provide the line) - Google Sheets STRUCTURE - Part-time to start, roughly 20-25 hours/week - Hourly, $8-13/hr depending on experience - Begins with a paid 2-4 week trial so we can both confirm fit - Strong potential to continue long-term and grow hours as the pipeline scales TO APPLY Please include: 1. A short voice sample (30-60 sec audio or Loom). Introduce yourself, then read this opener as if you were calling a property manager: "Hi, this is [name] with 48 Hour Property Maintenance. I work with property managers around Cleveland on unit turns and make-readies. Do you have a quick second?" 2. One or two sentences on your cold calling experience and the kind of campaigns you've run. 3. Start your application with the word "TURNS" so we know you read this all the way through. Applications without a voice sample will not be considered.
