Appointment Setter for US Commercial Services Co. (Text & Email Only, No Calls) | Long-Term Role Description We are Austin Pavement Co., a fast-growing commercial pavement maintenance company in Austin, Texas. We maintain parking lots for property managers and business owners: sealcoating, line striping, crack repair, and compliance markings. Our outbound marketing machine is already built: SMS and email campaigns, a large contact database, warmed sending infrastructure, and a CRM. What we need is the person who runs it every day and, more importantly, owns every reply that comes back. This is not a cold calling job. You will never be on the phone. Everything happens in writing, and your writing is the product. What you will do every day Send the day's SMS and email campaign blasts on our platforms (scheduled, straightforward, about 30 to 60 minutes) Own the reply inbox for the rest of your shift: sort every response, answer fast, and keep conversations moving Nurture interested leads by text and email, writing as a professional member of our team, using our response playbook and AI drafting tools Run disciplined follow-up: no conversation goes quiet on our side. You work every open thread on a follow-up schedule until it books, hands off, or is properly closed out, and leads who said "later" get re-engaged on time, every time Convert conversations into one of two outcomes: Book it: schedule a free on-site pavement assessment directly in the conversation thread and enter it into our CRM Hand it off: when a lead is qualified but not ready to book, capture the key details (who they are, the property, their timeline, what they need) in our lead form so our team takes over with full context Keep the data clean: statuses updated, conversations logged, spreadsheets and CRM records accurate Own the numbers: track the KPIs of both channels (sends, delivery, replies, positive reply rate, conversations worked, follow-ups due and completed, visits booked, visits held, qualified leads submitted) and deliver a simple weekly performance report. You are the person who always knows how the channels are doing You are a fit if you are An excellent sales writer in English: warm, natural, professional, persuasive without being pushy. This is the number one skill for this role Personable in writing: people should enjoy replying to you Strong at data management and reporting: clean records, accurate entry, and comfortable building simple KPI trackers in Google Sheets. Nothing slips, and the numbers are always current A fast, organized communicator who answers replies in minutes, not hours Relentless about follow-up: you keep a system, you never rely on memory, and open threads never die of silence on your watch A quick learner: we have a full training program with documentation, and we expect you to absorb it and run Reliable during US Central business hours (this is required; response speed is the job) Nice to have (not required) Experience with SMS or cold email platforms, CRMs, or appointment setting Experience writing for US home services, real estate, or B2B audiences What we offer Full-time, long-term role with a stable US company Hourly base plus performance bonuses for every held site visit you book and every qualified lead we accept A complete onboarding and training program (we invest heavily in training; you will know our business inside out within two weeks) Modern tools: AI-assisted drafting, established campaign platforms, clean systems Real growth path as the company scales How to apply Attention to detail matters in this role, so applications that skip these steps will not be considered. Start your proposal with the words FRESH LINES on the first line Answer this in 2 to 4 sentences: what makes a text message feel personal instead of spammy? Complete this short writing test inside your proposal. Write the exact reply you would send in each case: Test A: You texted a property manager about their shopping center's faded parking lot. They reply: "Who is this and how did you get my number?" Test B: A business owner replies to your email: "Maybe interested but super busy right now. Try me in a couple months." Tell us your available working hours in US Central Time We review every application that follows the steps, and shortlisted candidates get a short paid trial project.
