Architect/Designer for Villa Renovation - Layout Refinement & 3D Visualization

I am looking for an experienced Architect or Interior Designer to refine an architectural concept and develop a high-quality 2D+3D project for the renovation of a semi-detached villa spread over 3 levels, which includes an independent annex and an outdoor swimming pool. The property has an L-shaped footprint. NOTE ON PRECISION & CREATIVITY: While the project must be realistic and respect the proportions provided, I am NOT looking for centimeter-perfect technical drawings or construction-ready blueprints at this stage. My main goal is to find innovative ideas on how to best exploit the available space, solve the staircase challenges, and define the overall aesthetic. I value spatial creativity and flow over technical execution in this phase. KEY DESIGN CHALLENGES: 1. Internal Circulation: A staircase connecting 3 levels. It MUST be placed along the perimeter walls (not in the center) to preserve a seamless 12m open-space feeling on the ground floor. 2. Dual External Access: Design a new front entrance system. One path must lead down to a new basement studio entrance (Professional Use), while the other leads up to the main private residence. 3. Basement Studio: Create a 20sqm workspace with a focus on natural light and include a dedicated technical room for HVAC and solar batteries. 4. Annex (20sqm): Design a multifunctional studio apartment in the top-right corner of the lot (as per the Excel map), using space-saving furniture solutions. MATERIALS PROVIDED: - Detailed Excel grid (VG.xlsx) showing the lot geometry, L-shape house footprint, and window positions. - plan (new and old) of the already renovated part of the semi-detached house - Final detailed list of requirements (PDF/Image). - External house photos (acutal) - Photos of existing kitchen units to be integrated into the new design. PROJECT MILESTONES (Approval of 2D is strictly required BEFORE starting 3D): - Milestone 1: Exterior Masterplan & Annex (2D Layout approval first, followed by Exterior 3D Renders). - Milestone 2: Ground Floor Living Area (2 alternative 2D layouts required, followed by Interior 3D Renders for the chosen option). - Milestone 3: Basement Professional Studio & Tech Room (2D Layout for light optimization first, followed by 3D Renders). - Milestone 4: First Floor Night Area (2D Bedroom/Bathroom optimization first, followed by 3D Renders). - Milestone 5: Final Delivery (Refined plans, source files, material board for Modern-Rustic style with exposed bricks, and Night-view lighting renders).
