Architect/Engineer Needed to Resolve Open Municipal Plan Review Comments (Commercial Permit)

We have an active commercial building permit application (residential-to-commercial office conversion) that is currently held up in municipal plan review. A sealed architectural/structural plan set has already been submitted and has gone through several review cycles. A number of review comments remain open across multiple disciplines and need to be resolved so the permit can move to approval. We're looking for an experienced professional (or small team) who can take over from here, work through the county's review comments, revise the plan set as needed, and manage resubmittal until the permit is approved. Scope of Work Access and review the full set of open plan review comments on the county's online permitting portal Review the current plan set and determine what corrections, missing details, schedules, or notes are needed to satisfy each open comment Revise/produce construction drawings and documentation as required (architectural, structural, electrical, mechanical, and/or plumbing, depending on your discipline) Prepare a written response narrative mapping each corrected comment to where the fix appears in the revised plans (a template is available) Coordinate with a licensed design professional for any items requiring an engineer's seal/stamp Resubmit the corrected plan set through the county's e-permitting system Communicate directly with municipal reviewers as needed to clarify comments Track progress discipline-by-discipline until all review comments are cleared and the permit is approved What You'll Need to Do to Scope the Work Yourself This is not a from-scratch design project — it's about closing out an existing review. Once engaged, you'll be given: Access to the permitting portal issue log (all comments, history, and reviewer contact info) The current plan set Any supporting compliance/inspection reports referenced in the review comments You'll be expected to read through these, determine what's actually required for each open item, and propose/execute the fix — we're not looking for someone who needs the corrections spelled out for them. Ideal Candidate Licensed architect, structural engineer, or MEP designer with commercial permitting experience Comfortable working directly with municipal plan reviewers and permitting portals Experience with occupant load calculations, egress/life safety requirements, ADA/accessibility compliance, and standard commercial code references (IBC, NFPA 101, NEC, IMC, IPC, or local equivalents) Able to produce clean, submission-ready CAD/PDF drawings and schedules Strong written communication for response narratives Deliverables Revised, submission-ready plan set addressing all open review comments Updated written response narrative Confirmation of resubmittal and follow-through until permit approval To Apply Please share examples of past commercial permit plan sets or code-response narratives you've prepared, and briefly describe your experience working directly with a municipal plan review process.
