Project Overview A parcel of land in Palestine, TX is available for development as a small RV Park (approximately 30 sites, or as many as efficiently fit the site). I'm looking for an experienced architect / site planner — ideally with RV park, mobile home park, or similar land development experience — to produce a conceptual site plan and a set of high-quality investor/marketing renderings. This is a concept/marketing design package only (see Scope of Work below). Technical, engineering, and permitting drawings are outside the scope of this project and will not be part of this engagement. Site Information • Address: 0 S US Highway 79, Palestine, TX 75801 • Coordinates: 31°40'55.7"N 95°44'31.1"W • Parcel ID: 10239 / 10240 • Access: The park will be accessed via Road 2911, a dead-end road (not directly off US Hwy 79). A railroad runs behind the lot at the end of Road 2911. • A land survey and topography drawing will be provided and should be used as the base reference for all design work. Project Concept • Approximately 30 RV sites (final count subject to design efficiency) • No front desk/office building — an on-site RV tenant will serve as a part-time overseer in exchange for a free spot • Each site has its own electrical meter, but the whole park is on a single utility bill • Each site has individual water and sewer connections; spot rental includes water and sewer • A small amenities building including: o Men's and women's single-occupant bathrooms (toilet + sink each, no showers) o Laundry room with 2 washers and 2 dryers o 2 vending machines • A defined, welcoming entrance structure/feature • A large road-facing sign with contact information for prospective renters • Gravel roads and parking pads (cost-conscious paving approach), including roughly 100 linear feet of Road 2911 itself • A one-way internal road looping around the park • RV sites angled at 30° to the road for easy pull-in/pull-out, with ingress and egress both via Road 2911 Railroad Setback Requirements The railroad's right-of-way (ROW) runs along the back of the property. Design must account for: 1. RV pads / occupied RVs: 50 ft minimum from the nearest track centerline, preferably outside the railroad ROW, plus a landscaped buffer 2. Internal private road: Fully outside the railroad ROW; may come as close as 25 ft from the track centerline 3. 10 ft strip nearest the railroad: Grass only — no trees, fencing, or structures of any kind All remaining space between the railroad buffer, the 50 ft RV setback, and the 25 ft road setback will be used as a park/green space and a dog park. Scope of Work — Investor / Marketing Package 1. Conceptual Site Plan (color, high-quality) o Overall layout of ~30 RV sites o Internal roads and circulation o Entrance from Road 2911 o Amenities building, dump station, recreation area, parking o Landscaped buffer along the railroad o Key dimensions/notes demonstrating compliance with railroad setbacks o Legend, north arrow, scale, and basic site statistics (total acreage, number of sites, density) 2. Aerial / Bird's-Eye Perspective Renderings (2–4 high-quality images) o Overall park from above, looking toward the highway o Overall park from above, looking toward the railroad (showing buffer/landscaping) o One night-time aerial rendering 3. Ground-Level Perspective Renderings (3–5 images) o Main entrance/gate with signage and landscaping o Typical RV sites with vehicles in place o Amenities building exterior o Recreation/common area o View toward the railroad showing the landscaped buffer/screening 4. Optional but strongly preferred: o Interior perspective(s) of the amenities building o A simple phasing plan (e.g., fewer sites in an initial phase, with expansion shown) o Mood/material board (colors, fencing, paving, landscaping style) All renderings should be photorealistic or very high-quality 3D — this package will be used to attract investors, so visual quality matters. Deliverables • Editable source files (e.g., CAD/Revit/SketchUp — please specify your workflow) plus high-resolution PDF and image exports of all site plans and renderings Ideal Candidate • Experience with RV parks, mobile home/manufactured housing communities, or similar residential/recreational land developments • Comfortable working with railroad ROW setback requirements • Strong photorealistic rendering portfolio — please share samples of similar projects • Able to work from a provided survey and topography drawing To Apply, Please Include • Portfolio examples of similar site plans and 3D renderings (RV parks, MH communities, or comparable projects strongly preferred) • Your proposed workflow/software (e.g., AutoCAD, Revit, SketchUp + rendering engine) • Estimated timeline and cost for the package described above Feel free to reach out with any questions about the site or scope.
