Architect Needed - Minor Drawing Amendments - NDIS SDA Apartment Building - Repeat Work Available READ BEFORE APPLYING Most of these tasks are simple edits - fix a label, correct a dimension, delete a line. Only two items involve any new drawing. The attached markup PDFs are examples of changes required, you must also review the full drawing set yourself and match pages 1-7 and Australian drafting standards. Answer this in your application or it will not be considered: "What height should door handles be installed at?" ABOUT THE PROJECT A 4-apartment building. Apartments 1 and 2 are NDIS SDA (wheelchair accessible). I have a complete set of architectural and engineering drawings needing minor amendments. Attachments provided: - Architectural drawing set (DWG and PDF) - Engineering drawing set (DWG and PDF) - Engineer footing drawings - Markup PDFs showing where changes are needed - Siniat Fire Wall and Ceiling Systems reference - Word Doc to be added to set of drawings " NDIS Requirements to Achieve Certification" DELIVERABLES - Updated architectural set: 1 DWG and 1 PDF - Updated engineering set: 1 DWG and 1 PDF (the two GB 24416 footing sheets are PDF insert only - no DWG needed) - All pages must visually match pages 1-7 and 12-14 of the original drawing set - The drawings are currently messy, clean up labelling and dimensions to industry standard so they are easy for a builder to read TASK LIST 1. Combine pages. Pages 1-7 and 12-14 from the Original Drawing set - NO CHANGES REQUIRED. Insert your new and edited pages between them. 2. Name lower-level apartments. Right = Apartment 1. Left = Apartment 2. Label throughout all drawings. 3. Participants Bedroom beam. Label the beam above the bed in both Participants Bedrooms: 180UB16, 3200mm span, 250kg hoist rating. Add a capped GPO on the ceiling for the hoist motor. 4. Structural updates (refer to markup for exact locations). - The beams in the kitchen & living area are drawn on an angle - straighten them. - Remove structural post in Apartment 4 bathroom at the vanity location. - Confirm all beam and post positions match across both drawing sets, especially in the extended areas (kitchen front boundary, rear boundary, left and right boundaries). - Identify new structural beams (5 in total) and posts on drawings (these can be coloured) 5. Hallway widths. Apartment 1 Participants Bedroom hallway: change 1530mm to 1610mm, take the 80mm from the living room side only. Apply the same 1610mm to Apartment 2, this has been drawn greater than 1610mm so it needs to be reduced. 6. Fix dimension - Change 1400mm entrance to 1500mm. Move the left marker 100mm to the left so the dimension is physically correct. 7. Fix doors. The two D3 doors in the hallway between apartments (both floors) need to be 1010mm wide - they are not solid core. 8. Minor cleanups (refer to markup). - Fix the roof area near Apartment 3 entrance on first floor - make it look like the rest of the building's roof. - Rename carport to "covered carport" - Delete the room labels circled on the first floor plan. - Delete the green line in Apartment 3 bathroom and all stray red lines throughout the drawings. 9. Bracing. Using the engineer's markup as your guide: 20mm ply bracing (shown in blue) from FFL to 2100mm, fire wall bracing (shown in green), and nominal wall bracing to all internal and external walls. 10. Fire Wall Detail page (new drawing). One new page - do not alter any Siniat images. Label page with following: "Siniat Firewall System to be installed to achieve 60/60/60 requirement." Note on page: fire-rated ceilings are NOT required in Apartments 3 and 4. Use font style from pages 12-14. Use Siniat firewall image next to the following and identify the walls on both sets of drawings: Apartments 3 & 4 Fire Wall = 70mm frame, 20mm air gap, 70mm frame Apartments 1 & 2 - Participants Bedroom (1610mm Dimension) = 90mm frame, 20mm air gap 90mm frame Apartments 1 & 2 - Dividing wall = 90mm frame, 450mm air gap, 90mm frame Apartments 1 & 2 - Entrances and surrounding = 70mm frame, 20mm air gap, 70mm frame 11. Engineering drawings update (pages 2, 4 and 5). Update to match the floor plan changes above. Add fire separation walls, update beams and posts, remove the internal staircase. Insert attachments "GB 24416 Sheet 1 and 2" to the engineering drawings (NO CHANGES REQUIRED) to the appropriate location. 12. NDIS Requirements document. Insert before the site plan page using font style from pages 12-14. Add diagrams from the drawing set next to their matching sections - diagrams are already labelled, not all sections will have one. 13. Drawing cleanup - both sets. Go over all drawings that are not pages 1-7 and bring them in line with the style and formatting of pages 1-7. Pages 1-7 are your benchmark - do not touch them. This includes: - Remove all colour from borders, fonts, dimensions and any other elements - final drawings must be black and white. - Fix the positioning of all labels, dimensions and symbols - nothing should overlap or appear cluttered. Room labels must be centred within their room. - Line weights must follow standard drafting hierarchy throughout - walls heavier, dimensions and annotations lighter, consistent with pages 1-7. - Text sizes must be consistent throughout all updated drawings. - Remove any duplicate or overlapping dimension strings. - Window schedule numbers must be moved from the centre of the window opening to outside the building line, adjacent to the window in a callout tag at the wall face. - Check the window schedule formatting matches pages 1-7. - Any other formatting or presentation issues found in the updated drawings must be corrected to match pages 1-7 and Australian drafting standards. If something looks unprofessional or unclear, fix it. ARCHITECTS ONLY - please do not apply if you are a drafter or designer. Experience with residential or NDIS SDA housing preferred. Must work in AutoCAD. Able to follow a brief with minimal questions. FUTURE WORK - if this goes well I have a second project to design from scratch. Looking for the right person for an ongoing relationship.
