Seeking an architect to assist with a private garage submittal. Responsibilities include preparing plans and ensuring compliance with local regulations. The project involves a single-story garage with a living space above, requiring a permit from the city. The ideal candidate will have experience in residential projects and be able to deliver high-quality plans within a short timeframe. We are seeking an experienced engineer or architect to assist in developing detailed building plans for a private garage/storage project in Gainesville, TX. The shell of the building will be an engineered steel building with engineered plans (including foundation plans) provided by the vendor. The work is essential for a construction permit submittal packet supplementing the manufacturer plans and drawings provided. See attached. The ideal candidate will have a strong background in architectural design and civil engineering, ensuring compliance with local regulations and standards. Your responsibilities will include drafting floor plans, structural details, and engineering specifications. Project description: The project will utilize an pre-engineered steel building shell. Non-load bearing wood dividing walls using traditional framing plans will be required for the interior. See attached. Adopted local codes: 2015 International Building Code 2015 International Plumbing 2014 National Electrical Code 2015 Fuel Gas Code 2015 International Energy Conservation Code 2015 International Fire Code Local Zoning and Ordinance Codes available online. (link removed) Project Deliverables: A. Completed Universal Application B. Civil Plans - will coordinate with Civil Engineer if needed C. Cover Sheet with Code Study D. Site Plan E. Foundation Plans – *will be provided by engineered building vendor* F. Structural Framing Plans *will be provided by engineered building vendor* - You will need to provide the wood framing plan for the interior dividing walls and Office area + bathroom. G. Construction Details and Sections H. Floor plan I. Mechanical, Electrical & Plumbing Plans J. Exterior Building Elevations K. Fire Protection System Plans (NFPA 72) L. Com Check (IECC 2015) M. Texas Department of Licensing and Regulations # Phase 1: Pre-development committee documents (COG page 3) C. Cover sheet with code study D. Site plan Phase 2: Design Review Committee Complete application and plans submittal - *will coordinate with permit service provider* C. Cover sheet with code study (incorporating modifications) D. Site plan (incorporating modifications) Phase 3: Revisions, Review, and Permit Issuance Complete set of revised plans and PDF file of the final set Must provide a DWG file Deliverables will include architectural, MEP (mechanical, electrical, and plumbing), foundation design plans, and drainage/flatwork plans. Refer to the "COG Commercial Submittal Packet" document to resolve any questions
