About Us: TexStar Development Partners, LLC is a commercial real estate development firm launching its flagship retail ventures in the Greater Houston, Texas area. We are looking to establish a long-term partnership with an elite lead architect or commercial architectural studio globally. The Opportunity: We are acquiring a 3.125-acre commercial parcel in Magnolia, Texas (Montgomery County). Preliminary civil and structural engineering blueprints are complete. We require a talented, professional Architect / Architectural Firm to take over our advanced conceptual engineering layouts and deliver full interior and exterior structural architectural designs, commercial spatial planning, and building elevations. Please note: While 3D presentation renderings will eventually be required for stakeholder review, this contract is primarily focused on rigorous core architectural planning, spatial flow, and layout engineering around our civil schematics. Visualization assets are a secondary priority. Project Scope & Technical Parameters: Our baseline engineering footprints are set by our partners. Your structural architectural adjustments must align with the following space metrics: - Total Structure: 14,600 total sq. ft., single-story building. --Convenience Store (5,000 sq. ft.): Large-format footprint with an integrated fast-food kitchen layout. --Retail Strip (9,600 sq. ft.): Attached shell space for complementary lease tenants. -Fueling Forecourt: A 3,000 sq. ft. canopy anchoring 6 multi-product dispensers (MPDs) yielding 12 gasoline and 12 diesel fueling positions. Required Deliverables: -Full Architectural Design: Complete exterior schematic elevations, building sections, and detailed interior space layouts. You must optimize the spatial flow between the convenience retail floor and the fast-food kitchen matrix. -Local Code Alignment: Adherence to standard Texas design layouts , commercial site allowances, local building codes , and safety infrastructure—including a mandatory 20-foot perimeter fire apparatus access lane. - High-Fidelity 3D Visualization (Secondary Priority): Photorealistic interior/exterior 3D static renderings and animated walkthrough motion graphics for capital investor presentations. Target Talent Profiles: We are looking for professional Architects or Architectural Firms with a proven background in master planning retail centers, fueling stations, or multi-tenant commercial plazas. We welcome top-tier architectural talent from the Philippines, India, Ukraine, Sweden, UAE, Lebanon, or any region demonstrating global commercial design excellence.
