Architectural Designer Needed for Los Angeles Multifamily Feasibility and Concept Design

I am an owner/developer evaluating the redevelopment of a residential property in Los Angeles. The site is approximately 6,200 square feet and consists of two mapped lots under one ownership. The current goal is to demolish the existing structures and study the feasibility of developing approximately 9-10 multifamily residential units, subject to City confirmation. The property is in a multifamily zoning area and may qualify for transit-oriented and mixed-income housing incentives. I am looking for a capable architectural designer who can help review the site information, organize the applicable development standards, and prepare strong preliminary concept options. This is initially a feasibility and concept-design assignment, not a request for stamped permit plans. A California-licensed architect and engineers will later be retained to review, revise, complete, and take professional responsibility for the permit documents. I am highly involved in the project and want someone who is responsive, practical, detail-oriented, and comfortable working collaboratively. Initial scope of work The selected freelancer will help with: Reviewing zoning, parcel, survey, and City consultation information Organizing the applicable development standards Comparing possible development paths, including: Base zoning Transit-oriented incentives Mixed-income incentives State Density Bonus ADU options Parking reductions Preparing a clear written development-standards summary Reviewing the boundary and topographic survey once available Preparing preliminary site-plan and building-layout options Testing approximately 9-10 residential units with practical unit sizes Developing preliminary floor plans, circulation, stairs, open space, trash, bicycle parking, and parking if required Preparing basic building elevations and massing Preparing area calculations and a preliminary unit schedule Revising the concept based on owner feedback Organizing the work so it can later be reviewed and developed by a California-licensed architect All work must be clearly labeled: Conceptual - Not for Permit or Construction Desired deliverables For the initial milestone: Written zoning and development-standards summary Comparison of available development paths At least two preliminary site-plan options Preliminary floor-plan options Unit schedule with approximate square footage Building-area calculations Preliminary massing or simple 3D model PDF drawing set All editable source files Preferred file formats: AutoCAD DWG Revit RVT, if applicable SketchUp SKP, if applicable Excel or Google Sheets for area calculations Qualifications Required: Strong architectural design and drafting background Strong AutoCAD, Revit, or comparable drafting skills Ability to read zoning information, parcel reports, surveys, and technical documents Experience with residential or multifamily design Good written and spoken English Clear communication and reliable turnaround Ability to explain design decisions Willingness to make reasonable revisions Preferred: Experience with Los Angeles multifamily projects Familiarity with TOC, Density Bonus, MIIP, CPIO, ADUs, accessibility, and parking reductions Experience with constrained urban infill sites Experience preparing concepts that later move into licensed permit production A California architectural license is not required for this concept phase.
