Architectural Reviewer Needed for Grey Structure, Elevations, Doors/Windows & Design Brief Compliance — 4-Kanal House Islamabad Goal: I need an architect who can ensure the house remains true to the design brief and is buildable, with correct openings, refined elevations, climate-appropriate shading, rain protection, clean façade coordination and practical architectural details before construction proceeds. Applicant Requirements Experience required in large residential architecture, RCC frame + brick infill construction, elevation detailing, façade buildability, door/window/chajja coordination, climate-responsive design, design-brief-to-drawing review, and coordination with MEP/interior consultants. Job Description I am constructing a 4-kanal residence in Gulberg Greens, Islamabad. I have architectural working drawings, structural drawings, MEP drawings, revised basement/column layout, soil report, grey-structure contract, design brief, and front/rear 3D elevation renders. Current construction stage: Raft concreting is complete and the project is entering post-raft works, including basement retaining walls, columns, sleeves, embedded services, waterproofing interfaces and masonry. The review is urgent because many grey-structure, opening, elevation and concealed-service decisions will become permanent at this stage. This role is for architectural review, correction and optimization. A separate MEP specialist and interior designer will also be hired. The architect must coordinate with both, and must review the MEP specialist’s final recommendations for architectural/elevation impact. Interior design and landscape design are outside this scope. Main Objectives 1. Review the design brief and assess whether the drawings support the intended architectural vision, lifestyle requirements and construction-stage priorities. 2. Review architectural drawings for buildability and coordination with structural drawings. 3. Ensure doors, windows, arches, balconies, roof forms, chajjas and elevations are aligned with the design brief, 3D renders and Mediterranean design language. 4. Review the impact of sun, wind and rain on the current design, especially window size, placement, shading, ventilation and rain protection. 5. Identify practical improvements still possible before masonry, lintels, plaster, concealed services and façade work proceed. 6. Coordinate with the MEP reviewer and interior designer so architectural decisions do not conflict with services or future interior execution. Key Scope 1. Design Brief Compliance Review Read the design brief and identify anything missing, weak, inconsistent or still improvable in the drawings, especially regarding Modern Mediterranean character, multi-generational use, elderly comfort, courtyard lifestyle, privacy between wings, natural light, ventilation, AC practicality, room usability and front/rear/side elevation coherence. 2. Architectural / Grey-Structure Coordination Review architectural drawings against structural drawings, including basement layout, revised basement/column layout, columns, RCC walls, brick walls, lintels, band beams, arches, parapets, balconies, slab levels, stair/lift areas, roof forms, masonry coordination, façade projections and recesses. 3. Door and Window Review — High Priority Review all doors and windows against the design brief, plans, elevations, sun/wind exposure and 3D renders. Confirm opening sizes, shapes, arched versus rectangular openings, sill heights, lintel heights, balcony door sizes, window types, gridded frame pattern, frame reveal depth, arch proportions, door swings, privacy, usability and consistency across all elevations. 4. Elevation Review & Alignment Compare front and rear elevation drawings with the 3D renders, especially the rear elevation. Review roof massing, arches, window/door proportions, balconies, projections, recesses, parapets, lantern/electrical point locations, façade rhythm, service penetrations and side-elevation consistency with the main Mediterranean language. 5. Sun, Wind, Shade and Rain Protection Review the current design for climate response, including sun exposure, wind-driven rain, window size/placement, chajja/shade sufficiency, sill slopes, drip grooves, waterproofing around openings, balcony-door thresholds and ventilation. Recommend improvements while preserving the elevation style. 6. Review MEP Impact on Architecture After the MEP specialist completes their review, assess whether service routes affect elevations, AC outdoor unit visibility, AC drain exits, rainwater pipes, plumbing vents, exhausts, exterior lights, CCTV/intercom, sleeves, roof areas, ceilings, bathrooms, kitchens, waterproofing or façade cleanliness. Required Deliverables • Annotated PDF markups. • Design brief compliance review. • Practical improvement list for items still adjustable. • Architectural/structural coordination comments. • Door/window opening and detailing review. • Sun/wind/rain impact comments on window placement, size and shading. • Front, rear and side elevation correction comments. • Architectural comments on final MEP recommendations. • Coordination notes for interior designer where architectural decisions affect interiors. • Priority correction list before masonry, lintels, plaster and façade works. • Site hold-point checklist.
