Architectural & Structural Design for ADU Conversion

Project Overview We are seeking proposals from licensed Architects and Structural Engineers to design and draft permit-ready plans for a Accessory Dwelling Unit (ADU). The project involves converting and expanding an existing permitted room of 252 sq. ft. by incorporating an adjacent patio area of approximately 170–180 sq. ft., resulting in a total finished space of roughly 420–430 sq. ft. Scope of Work The selected professional will be responsible for the following deliverables: A. Architectural Design & Space Planning: Create an optimized ADU floor plan that maximizes the footprint, ensures efficient traffic flow, and cleverly integrates the existing room with the enclosed patio space. B. Structural & MEP Engineering: Develop comprehensive structural engineering plans for the patio enclosure and integration. Provide detailed Mechanical, Electrical, and Plumbing (MEP) schematics. C. Construction Documents & Permit Submittal: Generate a complete, ready-to-submit construction document set (CD set) tailored for the City of Torrance building department guidelines. D. Regulatory Compliance: Ensure all designs strictly adhere to the City of Torrance local building codes, California Title 24 energy requirements, and all relevant state/federal ADU regulations. Candidate Requirements Licensed Architect or Structural Engineer in the State of California. Proven experience with ADU/JADU design and local municipal permitting. Familiarity with the City of Torrance plan check and submittal process is highly preferred.
