Architectural Visualization Package — 32-Unit Residential Project

Description We are a Montreal-based real estate developer seeking an experienced architectural visualization studio or freelancer for a complete marketing visuals package for a new 32-unit purpose-built rental project (four low-rise buildings) currently under construction in the greater Montreal area, Canada. We have complete architectural drawings (DWG and PDF) prepared by a licensed architect, plus a finishes specification sheet (flooring, cabinetry, countertops, lighting, fixtures). Renders must reflect the actual specified finishes. Deliverables 1. Exterior renders — 5-8 images. One daytime hero shot and one dusk/evening variant of the same angle, photorealistic, with landscaping and context. High resolution. 2. Interior renders — 6 images of one typical unit: living/dining, kitchen, primary bedroom, second bedroom, bathroom, plus one wide angle. Photorealistic, staged with furniture. Min. 4K resolution. 3. Marketing floor plans. Clean 2D colorized plans (furniture layout, dimensions, square footage) suitable for a leasing website and brochures. Source plans provided. Note the 32 units are all quite similar and all 3-bedrooms. 4. 360° virtual tour — 1 typical unit. Rendered 360° panoramas for each room (approx. 5–6 panoramas), stitched into a clickable web-based walkthrough (Kuula, CloudPano, or similar) that we can embed on our website. Please specify which platform you use and whether hosting is included. Quote should include source 3D model handover (or a clear statement of what is/isn't included) and 2 rounds of revisions per deliverable. Milestones 1. 3D model + clay renders for approval — 25% 2. Draft renders (exterior + interiors) for feedback — 35% 3. Final renders + floor plans — 25% 4. 360° tour delivered and embeddable — 15% Requirements • Portfolio showing comparable multifamily residential work (please link 2–3 relevant projects in your proposal — proposals without a relevant portfolio will not be considered) • Experience producing 360°/virtual tours from unbuilt projects • Able to work from DWG files • Realistic North American residential staging style (no over-the-top luxury staging — this is a mid-market rental project) • Communication in English; French is a plus but not required • Estimated timeline in your proposal (we are targeting completion within 4 weeks) To apply, please include 1.
