Assistant Property Manager — Rent Collection, Revenue Optimization & Tenant Success

About Us Revolution Renting manages 250+ apartments across St. Paul and Minneapolis, Minnesota (USA). About 70% of our residents receive rental subsidies (Section 8 / Housing Choice Vouchers), and we partner with 30+ nonprofits to connect tenants with rental assistance, financial literacy programs, and social services. We call it Tenant Success — collections here isn't just chasing money, it's keeping people housed while keeping the business healthy. The Role You will support the head of our Rent Collection, Tenant Relations & Tenant Success department as the day-to-day execution engine: you get rent in, keep ledgers clean, make sure no fee goes unbilled, and treat tenants with respect while doing all of it. This is a phone job first. Our standard is live contact with every past-due tenant by day 3 of the month — a real conversation, not an email. You must be confident, clear, and professional on the phone in English. If daily phone collections isn't something you're comfortable with, this isn't the right fit. What You'll Do Every Day Call past-due tenants daily — live contact with 100% of delinquent accounts by day 3 Negotiate payment plans on the phone, confirm them in writing, and hold tenants to them Follow up persistently by email and text between calls — organized, documented, timely Reconcile tenant ledgers in AppFolio and track balances across multiple payment streams (tenant portion + Section 8 HAP + county and nonprofit assistance) Prepare late notices, demand letters, and pay-or-quit notices; flag accounts for escalation when follow-up isn't resolving them Own secondary income: pet fees, parking, storage, RUBS utility billing, laundry, lease-violation and move-in/move-out charges — find what's missing, get it billed, get it collected Track secondary income monthly and recommend new revenue opportunities as the portfolio grows Send and monitor tenant surveys through AppFolio; handle routine tenant inquiries Connect struggling tenants with our nonprofit partner network (rental assistance, financial literacy, job resources) and track participation Required 4+ years in property management, collections, or accounts receivable Rent collection / AR experience across a portfolio of 50+ units Confident, clear spoken English — you'll be evaluated on a live call, not your cover letter AppFolio strongly preferred (or similar property management software) Experience tracking multiple payment streams (tenant portions + subsidy payments) Secondary income experience — pet screening, RUBS, parking, storage, or similar Preferred Section 8 / HCV familiarity — HAP payments, tenant portions, recertifications Bilingual English/Spanish (many of our tenants speak Spanish) An eye for revenue — you notice the missing pet fee and the parking spot that was never billed Mission alignment — we believe property management can change lives Compensation — Choose Your Path Path A: $8/hr flat (~$1,385/month at 40 hrs/week) Path B: $5.50/hr base + performance commission up to $650/month (~$1,600/month all-in), tied to collection rate improvement, secondary income generated, and delinquency reduction Negotiable for exceptional candidates. Schedule 40+ hours/week, fully remote. Your working hours must fall within 2 hours of US Central Time (UTC-8 to UTC-4) — Latin America is ideal.
