3D BIM Modeling & Facade Concept Design for Residential Build (Sloping Site)

Project Overview I have a set of architectural PDF plans (Elevations, Ground Floor, First Floor, Site Plan, and Roof Plan) for a new residential dwelling on a sloping site in West Ryde, NSW. The build includes the main house, a large rear outbuilding (single storey rendered garage), and a pool/cabana area. I am project managing the build and require a highly accurate, dimensionally correct 3D model (BIM/CAD) created from these 2D plans to plan out 3-phase electrical routing, ducting for data cabling and kitchen layout design. Once the base structural model is accurate, I need the front (West) elevation redesigned and rendered with specific modern finishes. Scope of Work & Specific Requirements Accurate 3D Modeling (Crucial): Convert the 2D PDF plans into a strict, dimensionally accurate 3D model. True Topography: The ground surface must not be a flat plane. You must model the 3D site terrain mesh using the Natural Ground Level (N.G.L.) contour lines and spot RL levels from the provided site and elevation plans. Full Site & Boundary Requirement: The 3D model must encompass the entire property boundary (Lot 7) as shown on Sheet 2518-00. This includes all secondary structures (rear rendered garage, cabana, pool), all hardscaping (driveway, paths, patios), retaining/boundary walls, and utility installations. The model should provide an uninterrupted, 360-degree view of the full block. Interactive Export: The final model must be delivered in a navigable format (Twinmotion Cloud link, BIMx, or Enscape standalone) for virtual walkthroughs. Facade Concept Design: Apply the following specific elements to the front facade: A vertical timber batten entrance featuring a dark, oversized pivot door. Flush, minimalist dark sectional garage doors for the main dwelling. A modern stacked geometry using light render intersecting with horizontal dark cladding. A low-profile gabion wall using mikage-ishi granite (or similar heavy texture) along the Darwin Street boundary. Modification: On the first-floor Master Bedroom, implement a frameless glass corner window, but reduce the height by 50% (raise the sill to head-height) to maintain privacy while allowing maximum sunlight. Final Output: Provide the raw source file (.skp or .rvt) and 4-5 high-resolution (4K) exterior renders. Confirmation that you will deliver the raw source file upon project completion. Suggested Milestone Structure (For Your Fixed-Price Setup) Milestone 1: The "White Box" Structural Model & Terrain Deliverable: The untextured 3D source file (.skp or .rvt). Acceptance Criteria: The dimensions must perfectly match sheets 2518-01 through 2518-05, the wall thicknesses must be accurate, and the terrain mesh must perfectly reflect the N.G.L. slope. The full site layout (including the rear garage and pool) must be included. Allocation: 50% of the total budget. Milestone 2: Facade Modifications, Texturing & Final Renders Deliverable: The interactive walkthrough link and the 4K exterior renders. Acceptance Criteria: The specified timber, cladding, and dark garage textures must be applied. The master bedroom window modification and front gabion wall must be included. Allocation: 50% of the total budget.
