BRRRR Real Estate Analyst & Renovation Project Manager

We are a real estate investment company looking for an experienced BRRRR Real Estate Analyst / Renovation Project Manager who can help us evaluate potential investment properties and manage renovations from initial analysis through project completion. This is intended to be a long-term position for someone who understands residential real estate investing and is comfortable taking ownership of both deal analysis and renovation management. Responsibilities: -You will be responsible for helping us evaluate potential BRRRR acquisitions before we purchase them, including: Perform detailed property analysis for potential BRRRR investments. -Determine accurate After Repair Value (ARV) using relevant sold comparable properties. -Select and adjust comps based on location, size, condition, property type, bedrooms/bathrooms, lot size and other relevant factors. -Estimate realistic market rents after renovation. Analyze potential refinance values and overall BRRRR deal economics. -Identify potential issues that could affect value, renovation costs or refinance ability. -Provide a clear recommendation on whether a property meets our investment criteria. Rehab Estimating: -You must also be able to develop accurate renovation budgets before acquisition. Responsibilities include: -Review property photos, videos, inspection reports and walkthroughs. -Develop detailed scopes of work. -Estimate material and labor costs. -Identify major capital expenditures including roofs, HVAC, electrical, plumbing, foundations, windows, kitchens, bathrooms and exterior work. -Separate necessary repairs from cosmetic improvements. -Recommend renovations that maximize rental value and appraisal value without over-improving the property. -Create contingency allowances for unforeseen conditions. -Compare initial rehab estimates against contractor bids. -Accuracy is extremely important. We are looking for someone who understands what renovations actually cost—not someone who simply uses generic cost-per-square-foot estimates. Contractor Sourcing & Management: -Once we purchase a property, you will help manage the renovation from beginning to end. This includes: -Find and vet qualified local contractors and subcontractors. -Obtain multiple competitive bids. -Verify contractor experience, references, insurance and licensing when applicable. -Negotiate pricing and scopes of work. -Compare bids against our internal rehab budget. Help select contractors. -Establish project schedules and payment milestones. Coordinate contractors and subcontractors throughout the renovation. -Monitor progress through photos, videos, walkthroughs and regular updates. -Verify work has been completed properly before approving payments. -Identify delays, change orders and budget overruns quickly. -Hold contractors accountable to agreed scopes, pricing and schedules. -Maintain an updated renovation budget throughout the project. -Coordinate punch-list items. -Verify the property is completely rent-ready once renovations are finished. -You will effectively act as our owner's representative/project manager throughout the renovation. Ideal Candidate: -We are looking for someone with significant experience in one or more of the following: -BRRRR investing -Residential real estate investment analysis -Property flipping -Construction estimating -Residential renovation management -General contracting -Construction project management -Rental property renovations You should have a strong understanding of: -ARV and comparable-property analysis -MLS and public-record research -Residential construction costs -Rehab budgeting -Contractor bidding -Construction scopes of work -Change orders -Project scheduling -Rental-property standards -Value-add renovations -BRRRR refinance strategy Important Skills: -The right person should be: -Extremely detail-oriented -Strong with numbers -Conservative when estimating ARV -Accurate when estimating renovations -Comfortable negotiating with contractors -Able to identify inflated contractor bids -Highly organized -Comfortable managing multiple projects simultaneously -Proactive when problems arise -Able to communicate clearly with our acquisition and operations teams -We do not want overly optimistic ARVs or artificially low rehab estimates just to make deals appear attractive. We would rather pass on a property than purchase based on inaccurate numbers. Geographic Focus: -Our primary focus is Ohio, particularly the Cleveland / Northeast Ohio market, so experience with Cleveland-area property values, neighborhoods, contractors and construction costs is a major advantage. Tools: Experience with any of the following is helpful: MLS PropStream Zillow Redfin Realtor.com Google Sheets / Excel Construction estimating software Project-management software Property-management or real-estate CRM platforms When Applying: Please include: Your experience analyzing BRRRR or fix-and-flip properties.
