Summary

Location: remote Start: Immediate London corporate serviced-apartment operator focused on 30–365-day stays for corporates, relocation firms and project teams. Core clusters: Balham, Streatham and the wider Wandsworth/Lambeth corridor. We are building the number-one corporate serviced-apartment brand in South London by web traffic and qualified enquiries — and this seat is how we get there. This is not a passive bookings desk. We need a hunter who can manage live enquiries on day one and proactively bring in new corporate accounts in parallel. The role in one paragraph Own every enquiry from first touch to checkout, across every channel we list on. Convert inbound, chase outbound, get on the phone, send the follow-up that everyone else forgets, and close. When the inbox is quiet, you are dialling corporates, relocation firms, HR teams and project leads to put us on their preferred-supplier list. What you’ll actually do Bookings & operations (≈60% of week) • Manage live enquiries across Booking.com, Airbnb, Expedia / VRBO, SilverDoor, TheSqua.re, AltoVita, direct website, and email. Reply within 30 minutes during working hours. • Quote, negotiate, hold, contract and confirm corporate stays of 30–365+ nights. • Maintain calendars and rates across all channels — no double bookings, no rate drift. • Issue invoices, chase payment, handle deposits and damage waivers. • Coordinate cleaning, check-in, mid-stay service and checkout with the operations team. • Keep the CRM clean — every enquiry tagged, scored and followed up. Business development (≈40% of week — this is non-negotiable) • Build and work a target list of corporates, relocation agents, HR teams, project managers, embassies, hospital trusts (St George’s, King’s, Guy’s & St Thomas’) and consultancies in our catchment. • Make outbound calls every day. Cold, warm, follow-up — whatever the list needs. • Run our standard corporate outreach brief (provided — sequence of phone + email + LinkedIn touches, scripts included). You execute it, refine it, and report on conversion. • Get us onto preferred-supplier lists at 5 new corporate accounts in the first 6 months. What we measure (reviewed weekly) • Speed-to-first-response: median under 30 minutes, working hours. • Enquiry-to-confirmed conversion: 25%+ within 30 days. • Occupancy across the portfolio: 85%+ on stabilised units. • New corporate accounts landed: 5 in first 6 months, 12 in year one. • Outbound activity: minimum 30 dials and 10 personalised emails per day during BD blocks. Must-have experience • 2+ years booking, reservations, or sales in serviced apartments, corporate housing, relocation, hotels or short-let — not residential lettings. • Hands-on with at least three of: Booking.com Extranet, Airbnb host dashboard, Expedia Partner Central, SilverDoor, AltoVita, TheSqua.re, Mews, Guesty, Hostaway, or equivalent. • Comfortable on the phone with procurement, HR, and senior relocation contacts. Not afraid to dial a stranger. • Numerate — can quote a 90-night stay with VAT, ADR and margin in your head. • Native-level written and spoken English. Nice to have • Existing relationships at relocation firms (Crown, Santa Fe, Sterling Lexicon, Cartus, SIRVA, K2) or corporate HR. • Experience with channel managers (Rentals United, Hostfully, Hospitable). • CRM hands-on (HubSpot, Pipedrive, or similar). •, Article 4 in Wandsworth/Lambeth).
