Bookkeeper (Part-Time, Remote) — Short-Term Rentals + Consulting Business

About Us We run two businesses under one roof: A U.S.-based consulting practice with an active client base, recurring revenue, and Stripe + ACH invoicing A short-term rental portfolio across operating under a multi-entity LLC structure (property LLCs → holding LP → management company) We need a bookkeeper who genuinely understands both worlds — STR-specific accounting (channel payouts, cleaning fees, occupancy taxes, cost seg) and service-business bookkeeping (client invoicing, deferred revenue, contractor payments). What You'll Own - Monthly categorization and reconciliation across all entities in QuickBooks Online - STR-specific bookkeeping: Airbnb/VRBO payout reconciliation, cleaning/maintenance tracking, occupancy tax accruals, per-property P&L - Intercompany transactions between property LLCs, holding LP, and management company (10% management fee flow) - Consulting business books: Stripe payouts, ACH invoicing, refunds, contractor payments to coaches - Monthly close by the 10th of the following month Monthly financial reports: per-property P&L, consolidated P&L, cash flow, balance sheet Bank + credit card reconciliations across RelayFi and other accounts - Cleanup of any prior-period misclassifications - Prep clean books for year-end handoff to our U.S. CPA Required Experience - 3+ years of QuickBooks Online bookkeeping (not just data entry — actual reconciliation and close work) - Direct STR bookkeeping experience — you've handled Airbnb/VRBO/Hospitable payouts, understand gross vs. net booking revenue, cleaning fee pass-throughs, and occupancy tax treatment - Service/consulting business bookkeeping — Stripe reconciliation, deferred revenue for prepaid coaching packages, 1099 contractor tracking - Multi-entity bookkeeping (LLCs, LPs, intercompany transfers) - U.S. tax categorization (Schedule E, Schedule C context) - Strong written English; comfortable on async - Slack/WhatsApp/email Nice to Have QuickBooks ProAdvisor certification Familiarity with Hospitable, PriceLabs, RelayFi, Stripe, PandaDoc Experience with cost segregation / bonus depreciation entries Experience with U.S. CPA firms at tax time ** How to Apply Please include in your proposal: - "STR + Consulting" at the top of your message so I know you read this. - 2–3 sentences on your STR bookkeeping experience (how many properties, which platforms) - Your monthly rate - Timezone and typical working hours in ET - One QBO cleanup or multi-entity reconciliation you're proud of Proposals that don't follow this format won't be reviewed.
