Bring a Hillside Duplex to Life – Looking for a Creative Architectural Engineer

I am looking for a creative architectural engineer to design a small duplex house on a sloped terrain. Site Description: • Plot area: 846 square meters • Street frontage: 21.4 meters • Topography: Natural slope towards the rear (topography file provided) • A video of the land will also be shared for a clearer picture of the site Building Requirements: • Building type: Small duplex residential house • Total built-up area: approximately 250 square meters across all levels • A continuous internal staircase connecting all levels — ground floor, basement, and outdoor roof — with a door on each landing to allow complete isolation and privacy between floors when needed, as shown in the provided reference image Ground Floor: • Right side: Open-plan kitchen and living area oriented toward the main view, directly connected to the veranda • Left side: Two bedrooms with a shared bathroom, with at least one bedroom facing the view • Additional spaces: A small guest room (salon), a guest bathroom, and a small laundry room Basement Floor: • One bedroom with a bathroom • A guest lounge • A small kitchenette / coffee corner Parking: • 3 parking spots to be secured in the front of the building • Two perpendicular slots — one on the right side and one on the left side • One parallel slot centered in the middle We are completely open to alternative layouts or creative architectural solutions that maximize land use, optimize views, and reduce construction costs — as long as the total built-up area does not exceed 250 square meters across all levels. Required Setbacks (Zoning): • Front (street): 4 meters • Sides: 4 meters from each side • Rear: 6 meters I will provide initial sketches and floor plans and a video of the land to give you a clear picture of the site.. The goal is to refine and elevate these ideas into a practical, well-thought-out design that makes the most of every square meter — using the space efficiently and beautifully. This project has two phases: 🔹 Phase 1 — Refine and enhance the initial sketches and floor plan. This is a test phase to ensure we are aligned before committing to the full project. 🔹 Phase 2 (Upon approval) — Full architectural plan set including elevations, sections, and all drawings required to comply with the Association of Engineers/local zoning codes guidelines and regulations. Please only apply if your rates are competitive and you have experience with residential or hillside projects.
