Buildium Expert Needed for Bookkeeping & Property Management Admin for Small Industrial Property

I manage a small industrial property in Oakland, CA with approximately 7 tenants. We use Buildium for property management accounting, and I am looking for an experienced overseas virtual assistant or bookkeeper who can help manage the accounting and administrative side of the property. The main responsibility will be keeping Buildium accurate, organized, and up to date. Responsibilities include: -Entering tenant income and payments in Buildium -Entering property expenses -Categorizing income and expenses correctly -Reconciling accounts -Reviewing rent charges, tenant ledgers, and payment history -Uploading invoices, receipts, and supporting documents -Preparing monthly income and expense summaries -Helping keep the property accounting clean and easy to review -Flagging issues, missing information, or unusual items -Assisting with basic property management admin tasks as needed Requirements: -Must have strong Buildium experience -Must have property management bookkeeping experience -Must understand rent rolls, tenant ledgers, income, expenses, reconciliations, and owner reporting -Must be detail-oriented and organized -Must be honest and transparent with time tracking -Must communicate clearly in English -Must be comfortable working with a small industrial/commercial property Important: This is a small property with only around 7 tenants. I am looking for someone who can be upfront and realistic about how many hours this should take each month. Before starting, I would like you to review the scope of work and provide a reasonable estimate of the monthly hours required. I do not want someone who simply bills unnecessary hours. I am looking for someone efficient, honest, and experienced enough to tell me what is actually needed. Please include the following in your application: -Your experience with Buildium -Your experience with property management bookkeeping -Whether you have worked on commercial or industrial properties before -Your estimated monthly hours for a property with approximately 7 tenants -Your hourly rate -A brief explanation of your process for keeping Buildium accurate -How you track and report your time This can become a long-term position for the right person.
