CAD Tech with Survey Experience for Residential Site Plans

Summary

We are a Custom Home Builder looking for a CAD tech with some surveying experience helping with site plan for residential construction projects. Our site plans get used for all sorts of things and tasks. Estimating, permits, landscaping, review committees, utilities, etc. Right now, the same draftsman who does our house plans handles them but we need someone who can take this part over and work with us independently. Many of our project are on larger rural parcels, which makes it hard to pull tape from pins or verify a layout in the field. We’ve started looking into GNSS RTK GPS systems (like Emlid Reach or SparkFun units) so we can collect points and stake out house corners accurately. The idea is to make things faster, more consistent, and less expensive than hiring a surveyor every time. This is not a replacement to using certified stamped surveys when required for setting pins, form checks, and final survey. This is a new process for us, so there will be some trial and error while we get the workflow, files, and equipment figured out. Patience and guidance along the way would be appreciated. Here’s roughly how it would go: 1. We provide a survey or plat. 2. We send over a floor plan. Can provide dwg or pdf 3. We give an approximate house location — sometimes it’s measured, sometimes it’s a best guess. 4. You draw the site plan, add coordinates for the house corners and any extra points requested (trees, roads, utilities, etc.), and send it back in DWG/PDF and a coordinate file (CSV or shapefile- I think, still working through this workflow). 5. We use our GNSS gear to stake it out, make adjustments if needed, and send updates back for revisions. 6. Repeat process until we are happy with it. Turn around times on revisions 1-2 days 7. Sometimes we may also need an “as-built” for house or utility locations. 8. I'm open to a fixed price or hourly to see how it goes Once we get this process down, I think we’ll find a lot of good uses for it. Looking for someone who knows CAD well, understands survey data and coordinate systems, and is comfortable working with real-world GPS points.
