CRE Analyst for Net Lease Portfolio Disposition

Overview Real estate advisory firm running the disposition of a single-tenant net lease portfolio, approximately 150 properties across 20 states, sold in parallel tranches to different buyer pools. A national accounting firm completed a full per-asset valuation including lease-level cash flow models, contract rents, escalation schedules, expirations, and option terms. You are not rebuilding that. You are verifying it, extracting the transaction provisions a valuation scope excludes, and turning both into the analytics that drive tranche construction and buyer-facing materials. We need someone who can read a lease for what breaks a sale. What you will own Verification Reconcile the valuation firm's lease inputs against source documents on a sampled basis, weighted toward the largest assets and any asset where the concluded cap rate is an outlier against its tenant cohort Document and explain every material variance. Resolve or escalate Confirm option exercise history and current lease status where the valuation relied on assumption rather than document Transaction provisions (the gap) Full read of the lease set for provisions that affect transferability, not value: assignment and change-of-control restrictions, landlord consent standards, ROFRs and ROFOs including any triggered at portfolio level, purchase options Estoppel certificate requirements, prescribed forms, tenant response windows, and deemed-approval mechanics SNDA obligations, lender notice and cure rights Landlord obligations that survive closing: repair, restoration, casualty, condemnation, self-help Build the exception register. Every provision that constrains a sale, mapped to asset and tranche Analytics and deliverables Asset master workbook as single source of truth, one primary key, reconciled to the valuation file WALT, rollover schedules, expiration concentration by tenant, geography, and tranche Tranche construction support: cohort statistics, cap rate and rent-to-market positioning, buyer-pool fit Rent rolls, tranche summary tables, and data inputs for offering materials Data QA and exception flagging on an ongoing basis What we need you to have 3 to 6 years in CRE capital markets, acquisitions, dispositions, or asset management Demonstrated ability to read a lease for transfer and consent mechanics, not just economics. Experience on a portfolio or multi-asset transaction, seller side preferred Advanced Excel. Auditable models,. Comfort reconciling against a third-party valuation and defending your variance conclusions Net lease or single-tenant retail and industrial background strongly preferred US time zone with Eastern hours overlap Nice to have Argus Enterprise, enough to open and interrogate someone else's model CoStar and net lease comp fluency Prior work preparing OM data for institutional buyers or 1031 capital Paralegal or transactional real estate exposure Engagement terms Start date: October 1, 2026. Day one availability required, this role sits on the critical path Duration: 6 to 9 months Commitment: 40 hours per week for the first 60 days, then 25 to 40 Fixed monthly contract with hourly possible Fully remote in US NDA required before any portfolio detail is shared, including asset locations Screening exercise: we will send one redacted lease and ask you to produce a provision summary before any offer To apply, answer these in your proposal A tenant lease contains a ROFR triggered by any transfer of the landlord's interest.
