TITLE: California PE — Engineer of Record for Panelized Single-Family Home, LA County Pre-Approved Standard Plan Submittal (SDC D2) READ THIS FIRST I need an engineer of record who will take responsible charge of the structural design of a proprietary panelized wall system and understands what that means over the life of the plan. The design goes into the LA County Pre-Approved Standard Plan Catalog. Once approved, the plan is licensed to individual homeowners and built repeatedly by general contractors I do not employ. ABOUT US TrueSpec Building Systems LLC — a New York residential builder expanding into California. We build with an engineered structural wall panel system: panel with mineral wool insulation fully enclosed, manufactured overseas, assembled on site by our own crews. No factory MEP. All mechanical, electrical and plumbing is furred and installed on site by US trades. SCOPE — PHASE 1 One single-family footprint, approximately 1,300–1,600 SF, single story, with two to three exterior facade options over the same footprint. Deliverables must satisfy LA County Planning and Building & Safety submittal requirements: 1. Architectural plans to scale — floor plans with room labels and SF measured outside wall to outside wall; elevations with maximum structure height, ceiling heights, materials and finishes 2. Plot plan with general notes, applicable codes, occupancy classification, type of construction, sheet index, design criteria 3. Roof plan, exterior elevations, cross sections showing framing, foundation, roof barrier and insulation 4. Structural plans — roof and floor framing with size, spacing and span of all members; all lateral force resisting elements including shear wall locations and schedule; diaphragms; foundation plan with footings, anchor bolt and hold-down schedules; complete framing and foundation details 5. Structural calculations addressing vertical and lateral forces, WET STAMPED AND SIGNED by a California licensed engineer 6. Title 24 energy calculations (CF-1R) — may be a deferred submittal 7. Chapter 7A wildland-urban interface construction notes incorporated 8. Public-facing factsheet PDF for the County website DESIGN CRITERIA — County published baseline, must be noted on plans • Roof live load: 20 PSF • Roof dead load: 12 PSF (16 PSF if tile) • Ultimate wind speed: 110 MPH • Wind exposure category: C • Site class: D • Risk category: II • Sds: 1.5 • Seismic design category: D2 • Allowable soil vertical bearing: 1,500 PSF • Allowable soil lateral bearing: 100 PSF per foot • Designed to 2022 California Building Code per Executive Order N-29-25 The panel system deviates from the conventional construction provisions of the Residential Code, so full structural analysis is required. SECOND MARKET — relevant to scope, quote separately if you wish We also build in Western New York, where the governing loads run the opposite direction: Seismic Design Category B, but ground snow load up to 80 PSF and Climate Zone 5A/6A. I want to understand whether one engineering package can be qualified to the governing envelope of both markets, or whether two configurations are required. PLEASE ADDRESS THESE IN YOUR PROPOSAL 1. Who is the engineer of record, and what is their California license number and type — civil PE or structural SE? 2. Have you served as engineer of record on a proprietary or panelized wall system rather than conventional stick framing? Describe the project. This is my primary open question. 3. The panel manufacturer's engineering office can supply panel specifications, connection details and shear values. Would you review, verify and adopt that work under your own responsible charge, or do you require deriving everything independently? How does that change your fee? An honest "I would need to derive it" is more useful to me than an optimistic answer. 4. Have you submitted to the LA County pre-approved standard plan program, or a comparable master plan program? What was the outcome? 5. Professional liability (E&O) limits, and confirmation this type of work is covered. 6. Fixed fee for Phase 1 as scoped, and realistic calendar timeline. TERMS • Fixed fee preferred, not hourly. • All plans, drawings and derivative rights owned outright by TrueSpec upon final payment, with unlimited use, reproduction and licensing rights. Please confirm you accept this. • Successful completion of Phase 1 leads directly to additional footprints — five to six designs total. • We will supply design intent drawings, reference imagery, and the manufacturer's panel engineering package. Do not apply if you are not California licensed, if you cannot provide a wet stamp under your own responsible charge, or if the stamp would be subcontracted to another party. We are ready to move quickly and pay promptly.
