Chicago tenant attorney needed for TOPA / Chapter 5-11 sale and non-renewal issue

We are tenants in a 2-unit residential building in Chicago and are looking for an Illinois attorney with experience in Chicago landlord-tenant law, ideally with familiarity with Chapter 5-11, the Northwest Side Preservation Ordinance, TOPA, and tenant right-of-first-refusal requirements. Our landlord is selling the building, and we need advice on how the sale interacts with a non-renewal notice requiring us to leave on October 4, 2026. Key timeline: * The property was listed for sale in June 2026. * We previously received a Notice of Intent to Sell / Summary of Tenant Rights. * On August 4, 2026, our property manager notified us that the landlord would not renew our lease and that we must vacate by October 4, 2026. * On August 10, the landlord/property manager responded to us in writing and stated that he was reviewing: * the Notice of Intent to Sell previously provided, * the requirements applicable to the Notice of Third-Party Purchase Offer, and * the “current purchase contract” to ensure that all required notices and timelines under Chapter 5-11 were properly addressed. * He also stated that he would provide any additional notice and documentation required in connection with the third-party offer. * We have not received that additional notice or documentation. * The property was later publicly shown as contingent / under contract and has since disappeared from Zillow and Redfin. The August 10 email appears to confirm that a purchase contract already existed while we were still tenants. We are looking for an attorney to: * review our lease, tenant-rights notice, August 4 non-renewal, August 10 landlord email, listing history, and correspondence * determine whether the landlord has complied with Chapter 5-11 and the TOPA / right-of-first-refusal process * determine whether the existence of a “current purchase contract” triggered additional tenant notice requirements * advise whether the October 4 non-renewal is enforceable in light of the sale * clarify whether a purchaser would be required to allow us to remain for the longer of our lease term or six months after the sale * advise whether the landlord can terminate our tenancy before closing in a way that avoids the post-sale tenant protections * advise whether withdrawing the property from the market and later relisting it would affect the landlord’s obligations * advise what we should communicate to the landlord now This can initially be a limited-scope engagement consisting of document review and a consultation. We can provide our lease, Notice of Intent to Sell / Summary of Tenant Rights, August 4 non-renewal notice, August 10 landlord email referencing the current purchase contract, screenshots/listing history, and all relevant correspondence. Bonus to include your experience with Chicago residential landlord-tenant law and specifically whether you have handled matters involving Chapter 5-11, TOPA, or the Northwest Side Preservation Ordinance.
